La Royale Beach- Completion Risk?

I would really apprecaite hearing from any members who have purchased units in the LRB development in Jomtien or otherwise have specific knolwledge of this development. My concern is whether the development will ever get completed.

I purchased a unit soon after the project was launched and my unit is finally ready for transfer. I live in the UK and last visited the project about 2 months ago. At that time although the developer appeared to be making good progress (finally) with completing units in the tower there was a surpising lack of progress with many of the common parts - pool, gym etc. I am now at the stage of considering whether i should complete on my unit now or wait until the shared facilities are more advanced.

So has anyone visited the development very recently? what is the state of progress? any views on whether progress is continuing on track or speeding up or slowing down? any signs the developer is running out of money?

Any thoughts much appreciated.

I have bought two units at LaRoyale. I drove there from Bangkok 2 weeks ago. Things on the ground are looking great. I have taken photos of the foyer area, I am happy to send the photos to you.

Took a look at my unit (B-type) about a week ago. It was finally finished and looked great. Could not believe my eyes. Been lied to so many times about completion that I was quite surprised. Finally got some good news after all progress seemingly grinded almost to a standstill about a year ago. The dreadfull paintjob from some months have been improved on, the common areas looks almost done and best of all I was promised I could move in around 20 September as one the first tenants. Bear in mind I am on a low floor (7). Units are finished from bottom up, so higher floors probably will have to wait a little longer. Still a lot to be done on the villas and low-rise condos, and garden looks unifinished. Yet I am quite positive. Gym was almost done, and so was the lobby. A good part of the parking area also looked done.

Biggest concern is that on Sattahip side there is apparantly rising a twin tower high rise on the land that once housed Tarzan Hut. Luckily I am on the other side, but if anyone knows anything about this project it would be intersting to hear about it. The developer is apparantly from Brunei and that is about all I know.

The Tarzan Hut site was originally sold (probably around 18 months ago from memory) to Kazakh investors/developers and I was told on good authority that they were planning a large mixed use resort/condominium development. That said, it is possible they have sold it on or gone into partnership with others.

The developer is not from Brunei, he is Hong Kong Chinese, but now based in Bangkok. His name is Eric Lai, he is the chairman of Wise Asset Group.

Haven't been myself but sent a friend to have a look and take photos (19th floor). The snagging list was huge so felt despondent about it. They are going to draw up and rectify everything but who knows how long that will take. I was heartened to read Vagabond's comments but seeing is believing. I am more concerned about the exterior colours. What is all that about???!!! When I originally bought it in 2005 it was white in the brochure and no one has told me it was going to be anything else, so I am mighty p'd off. What were you expecting?

As for your concerns I don't think they are going to run out of money and it seems to have sped up recently but if everyone has snagging lists like mine we could be in for a bit of a wait.

I agree with you. The blue colorscheme was a mistake. Have enclosed two pictures of the backside before and now. Still could be nicer, but at least a big improvement. Then again I never chose La Royale due to it's exterior. The building is much more functional than pretty with all the big balconies on the frontside (sorry dont have pictures). I am luckily going to spend a lot more time looking out on the view than looking at the building :o I think exterior wise, North Point is much nicer, but apart from that La Royale in my eyes won on all counts. When the low-rises/villas and the garden around is finished I think it will look quite good anyway.

I stuffed up about our neighbour, thought you meant the LaRoyale developer. I totally agree about the bad choice of colour, I actually sent an email to Eric Lai, about the heavy colour blue. To his credit he has got the builder to paint out most of the dark blue. Better if it all went.

I have two units on very high floors, not too much internals done. I wish to sell one, so if you know anybody who is interested, without the agents commission, my selling price will be very reasonable.

Going back to the colour, my original brochure, 2006, shows yellow and light blue. I don't know how the dark blue got into the act.

What colour have they painted North Point, for a matter of interest?

Thanks to everyone for the feedback.

Because I live in london i have appointed an experienced chartered surveyor to carry out the pre-completion inspection and snagging. My representative is making her first visit on monday and i will have some feedback next week both on my unit and the project generally. I will share whatever is relevent. In the light of Gavinds experience i am preparing myself for an extensive snagging list. coincidentally i am also on the 19th floor.

The blue "go faster" stuff is distinctly wierd and i am not a fan.

Over the medium term i am rather expecting much of the undeveloped beach front to be built out with more towers so i am unsurprised about the development of the tarzan hut site. hopefully whatever is to be built will be a quality development and be completed reasonably quickly -even as i write this i dont feel as confident as i would like.

We just received a mail from Sarah, customer relation. She informed us that transfer is postponed till 2nd of October 2008. From the sitemanager, Mr Chai, we do not get any information at all.

Compaired with the original plan from 2005 the development has changed quite a lot, without informing any customers. Now 50% more apartments on the same site, means many more people.

We have the idea that the previous villa's now beachapartments and surely the gardenapartments are much higher than originally in plan.

We are not so happy with the way Wisepower is handling things.

We already have a supervisor in Jomtien to look after the pre-completion of the complex and the extras/changes we agreed to.

He informed us that a lot of things still have to be done. It is still a construction site.

He suggested us not to come before Christmas.

On the Pattaya site, we heard that a 40 story building is in the planning progress.

From 2005 we already saw a lot of changings in the view from LaRoyale.

Everytime I drive past this building I just shake my head. The exterior is such an eyesore and completely ruins the skyline. Will it end up looking anything like the rendering on the website (www.laroyalebeach.com) or are the buyers screwed?

We went past today and were surprised that there was no work going on. No sign of anything happening.

Maybe the workers were all attending a health and safety or Union meetings. :o

Its still a very messy building site and looks many months from finished.

Not at all Thainet. This development has sold very well. Over 1.5 Billion Bahts worth of units in the last 2 years. Obviously many thought it was OK. I even own a unit myself. Everyone agrees that it looks like some kind of theme park folly but internally it is very well done. Also the actual structure of the building is of a far higher standard than many. For sure it is late in completion and I don't expect it to be fully finished until mid next year, but it will finish. Not sure if all other developments will manage the same. The external look can be fixed with a paint job, I would be embarrassed if I had sold in one of many developments that have been on the market for the same time and hardly got off the ground!! Sorry to disappoint but we are no longer the sole agent for the development as our contract ran out in March.

Please advise what price View Talay units are on the market for? I would suggest View Talay 5,6 and dare I mention View Talay 7 are between 45-65,000 Baht per sq.m for bare shell boxes. La Royale was priced from 60-80,000 Baht for specifically designed 2 & 3 bedroom fully finished units with direct beach access and good facilities..... Think I am happier paying 7,000,000 Baht for my 2 bed La Royale unit than I would be paying a similar amount for 3 empty boxes in View Talay. Just my opinion..... Hope your happy in View Talay.

Would be a pleasure to take you to the site and walk you through the different units and would be more than happy for you to report your educated view to TV users thereafter. Your first impression may change!!!

Thanks for that Chopper. Was a good night, the launch party. Still could be deal to be had you know........ At the end of any project cash flow is always tight. May still be able to get you a bargain you know!!

In response to others; like all developments, nothing is 100% guaranteed but I do know we have sold more than enough units to cover all borrowings by Wise Power and quite a bit more. Sure cash flow is tight, due to the change of contractor halfway through the construction but everyday more is getting done and full completion gets closer. Now all title deeds have been issued for the main tower and around 10 units have been transferred into the purchasers names. Hopefully by the turn of the year many people will be happily living in their units or in my case renting them out to happy tenants......

Again I am more than proud of my sales staff that did a great job at La Royale.

I can't recall exactly where I read it as such a long time ago but it was for sure in an article in one of those real estate magazines.I remember that about a month later those big billboards in the middle of sukhumvit started advertising again for La Royale and that I mentioned to a friend of mine,why they still advertising if its sold out already.

Hello David,

I presume you mean that 80% of the falang 49% is sold.

What percentage of the Thai quota is sold? Are Thai units being sold at a 50% discount like some in The River, Bangkok?

Would you personally risk buying in the Thai quota in that or any other building if the discount on the farang price was 50%?

It is the truth. I sold 5 units on launch night, never got a baht in commission along with other commissions kept on stuff sold.

It is the truth. I sold 5 units on launch night, never got a baht in commission along with other commissions kept on stuff sold.

Firstly I would like to say that I hope all your health issues are behind you now. Phil told me about your problems and I was genuinely concerned. I hope now that you are back in the UK that you are enjoying a happy and more importantly healthy life.

In regards to your posting; I was genuinely surprised when I read your comments!! You left the employ of East Coast Real Estate 3 years ago and now you decide to come out with this statement…… Why not approach me whilst in Thailand. 3 Years is a long time to wait? I thought that when you left to start up your magazine business and accepted our payout all was OK. I know we sent emails back and forth and had discussions regarding this matter but thought it was finalised. I remember shaking your hand whilst standing in the car park of our old office in Regent Marina and wishing you the best of luck with the magazine etc thinking all was concluded. You are an ex-UK policeman and have knowledge of law second to no one I have ever met in Thailand. Why not deal with this before or even take me to tribunal if you felt so cheated? I don’t think an open forum is a very professional way to deal with such matters……

As I hope you remember, our company policy is very strict regarding staff members who either leave of their own choice or are fired. Any commission monies received before their leaving date are paid over and any deals not complete are not. This is especially the case with off plan developments. You left very soon after the launch of La Royale 3 years ago. I pay commission on completed deals. This means looking after the clients from booking day, through their payments schedule, making sure all correct documentation is in place for an easy transfer and answering questions and concerns throughout the construction process to the best of our ability. None of your deals are completed yet and you only did the booking part of the process, which I consider the easy part. All you did was fill in a few booking forms on launch night….. You’re share of the commission that you feel is due to you was paid into a central pool that goes to the current staff members. They are the guys who have looked after the clients over the last 3 years. This money is split up amongst the staff every 6 months. Do you not think these people are more deserving of the money than you? Obviously not…… This has not only happened to you but all staff members who have left since that time. I have to protect the staff that are in my employ not the ones who either decide to leave or are sacked. This is my policy and I stick to it.

I would think that with you being in the advertising business that you would understand this very well. If you had a sales guy go out and sell 10 pages of ads to 5 different companies. The contracts ran for 1 year each. I assume that he would get paid a percentage of the contracts worth every month. If he left after 3 months would you pay him for the full 12 months? I would hope you would put his share to the new staff member that replaced him as he would be the guy picking up new art work, delivering invoices, taking care of the clients over the duration of the contract.

I am sorry if you feel aggrieved by my policy but this is the way it is.

I am in the sales arena all my life both as an employee and as employer. There is always going to be sour grapes when one leaves or is fired and has pending commission. Hope for something and expect nothing is a general rule of thumb
