Would Someone Mind Helping With Some Translation ? Thanks

I'm having some problems getting through to the missus some building issues about a small house she has bought because she knows nothing about building and I can't work it out in Thai for sure. If someone would be kind enough to help I would be very grateful. Phonetics (so I can say it) and Thai script would be excellent.

To put more cement over an existing floor to make it level you have to do a few things. You have to rough up the existing floor to make the new cement. We would say "key or chip the floor" where you make small indentations in the existing floor so that the new cement on which you lay the tiles can stick to the existing floor without breaking or cracking. How would you say this in Thai ?

To make the new cement stick to the existing cement floor we would use a bonding agent. I think this can either be applied to the existing floor or as an additive to the new cement mixture. How would you say this in Thai ?

The current electrical wiring in some parts are not earthed / grounded. We need to install something to protect from this danger. How can I explain this in Thai ?

We are laying new tiles in the bathroom but have to remove the old tiles first. How would I explain that the floor still has to be water sealed ?

Again in the bathroom, I want to use an anti algae grout (the best we can find here) to avoid algae and ther nasty things from forming. How would you say this in Thai ?

I'm sorry that I have little or nothing to contribute in return in this section but I hope someone may be able to hep me. I am not looking for paragraphs of explanations, merely some short sentence which my Thai wife can understand so she can make sure the builder understands.
