Beaches Development Bang Saray.....

Met with a real estate agent today that attended the "Beaches" agent launch party this week. Seems they are offering a discount rate of 165,000 Baht per sq.m for anyone who purchases in the next few days!!! Starting price is really from 280,000 Baht per sq.m!!! To give you an example 65sq.m units are selling from 17,900,000 Baht up. Is this for real? Think I'll stick to my VT units and pay 200 Baht to get in the water park on a day pass..... and keep the spare 15,000,000 or so in my pocket for a rainy day.

Those prices are only for units above the 91st floor! :o

I live in Bang Sare. The beachfront properties are a joke. It cost 20 million a rai- & the beach is not that great.

The inland property is on the average 1.2 - 1.5 a rai Mountainside ,riverside & is a much better value.

As for a condo I would rather own land & build a house for 3700 Baht sq. meter for the land. since the value is based on the land & the building is the cheap part - not much value especially on resale. By the time the market comes good again your condo will be 5- 10 years old. Land value despite the downturn is still holding strong in Bang Sare......even though less land is being purchased since the recessions in all countries. If you got silly money& do not care go for the beach condo, but if your thinking on ever moving & recouping a good portion of your funds Forget about it. most people here would rather buy land & either put in a company name or a girlfriend or wives name & have some nice diggs!

I go past the site all the time,only sales office looks built,PMTV did have an inteview on their 7/8pm night spot,and the guy was convincing forgot his name.

i love to see a wave pool,and water park, but pattaya park [100bt] will do for the moment,, but car'nt see this happening fo a long time yet,

they said 5years phase 1,10yrs phase 2..

The project is headed up by Ashif Dhanji a very personable Canadian Entrepreneur with a proven world wide track record of very prestigious projects behind him.

The company currently owns the 18 rai next to the sea west of Sukhumvit that the Beaches is to be built on and a large plot opposite on the other side of the road for future projects.

The core of the project consists of 3 x 5 star Hotels, The St. Moritz Hotel, the Copacabana Hotel and the Hotel Delano. There will be a water park with wave pool, a beach and man made lagoon, a family entertainment center, a Fishermans village where you can buy fresh fish at market prices plus shopping arcades and restaurants.

Each hotel has a theme rather like the Las Vegas Hotels, Mr. Dhanji refuses to be drawn when asked about possible a casino link.

Very few of the apartments seem to be for outright purchase though there are a few and mock up’s can be seen at their site office along with a model of the entire project.

Actually the project is headed up by Liakat Dhanji, Ashif's brother, both of whom are very impressive, very capable individuals with long, high quality track records in property development. The plans for phase one, which is actually on 88 rai, also include a convention centre and villa residences, some of which will be on stilts within a man-made lagoon. When I was with Liakat and Ashif a couple of weeks ago, they had already sold 144 units. All the units are for sale, but principally as investment properties, which will be managed for the owners. The idea is that owners will use the properties themselves only for holidays at most by the hotel management companies. There will also be a 1 km boardwalk with a huge range of quality restaurants from around the World. It is well worth going along to have a look at the project. The show units are stunning and the large model of the development extremely impressive. At first sight, the prices seem exceptionally high, but when you understand the concept behind the development it becomes massively more interesting. I sincerely hope the project goes well, as it is a great idea and will do wonders for the area.

It's a amazing how little can these cheerleadering sales people do to defend their position. Their max: copy+paste from their boiler room pamflets. OK, fine with me, at least I'll do it with my original material:

I am not associated with the Beaches, and I am certainly not Scott Malone. I run a property company and our surveyors have been engaged to provide services for the development over the last 3 years or so. I was told by Ashif Dhanji two or three weeks ago that they have sold 144 units and have no reason to doubt him. Those who are basically accusing him of not being truthful should meet him first. Both he and his brother are very genuine guys with exceptional experience in property development.

Anneclayton, I have told you who advised me that 144 units have been sold. Please tell me how you claim to know that this is not true. Or are you just a know-it-all?

I was told the same in a face to face meeting as late as yesterday with Ashif Dhanji. He stresses the fact that they are selling a lifestyle not just a condo unit.

I believe funds for the project are already secured internationally and are not dependant solely on local sales

I think that must be right, because at the launch party yesterday evening Liakat also told me that all deposits and instalments will be paid into an escrow account, so that they are fully protected. It is also right to say that the idea is not that people buy units to live in. They may well stay there for holidays, but generally they will be managed by the 5 star hotels which they make up in order to create a healthy return on investment for owners.

Personally, I very much hope the place is a big success, as it will be great for both Bang Saray and the greater Pattaya area. I really don't understand those individuals who just want to put the place down without even having found out all about it.

It seems to be a very popular subject...having a "go" at anything related to real estate!

I too met with Liakit, Ashif and George that week, on tuesday night and friday night and have no reason to doubt their statement regarding sales achieved to date.

They emphasize that they are selling a "lifestyle".

This will be the project to put Pattaya (back) on the map as a top desitnation.

Wow, TJG! That's a great piece of news I heard in years. WOW ! So, you mean, these fair and honest people will collect money not to buy Ferraris for themselves, not to buy bricks for the project buy TO PUT IT IN AN ESCROW ACCOUNT ?!? How about moneyback guarantee ?!? Can I get my money back with a 24 hours notice at any given point in time ? They put it in your contract, too? :o

OK, I've got an idea, why don't all developers in Pattaya adopt this nice practice and we can ride "Pattaya's real estate boom" risk-free?? :D

Ok, I looked at their site and here's what I see. It's a resort. In fact, that's what they call themselves. "Resort & Residences". Which is good. Now, how about occupancy rates? Who guarantees them? Why is this boiler room agenda that it's gonna be full of people? Who is taking care of that?

Sold to who? It is an almost unknown projects with time-share similarities at outragous prices and they are selling like hot cakes? I dont say this is a fraud, but I would be very, very sceptical about anything said in the Pattaya real-estate market. Talk is cheap and that includes talks face-to-face with seemingly honest and charming people. These units are sold as investements, not as a place to live. If the developer is fully covered financially, why dont they sit on the units and rent them out themselves if they think the returns will be so great? And why dont they sell them later at higher prices when completion nears?

All frauds depend on giving a solid impression. Just look at Bernard Madoff...

Maybe I'm a cheap Charlie but anyone who is willing to pay those kind of prices for a future box in the air is certainly not deserving of any sympathy. It must be nice to have more money than sense. I will be very surprised if any of those pie in the sky projects are ever finished.
