Transfer Condo When Owner Out Of Country?

Would anyone know the correct procedures for the Pattaya Land Office in the case of a seriously ill owner, being out of the country

and wanting to sell his condo. What kind of Power of Attorney will be accepted by the Land Office? What are the correct procedures? Buyer of the condo willbe identical with person authorized to deal on behalf of the owner.
