Nope, it's going to be an upmarket resort like Avalon (though much bigger - think of the new place next to VT3) for all those upmarket tourists who don't come here any more. :)

As for the location being near the beach then it would make it a popular resort for upmarket gay tourists that don't mind hawkers pestering them continuously while they're trying to suntan their buttocks! :D

Who do you think stays at the Marriott, Sheraton, Royal Cliff, Dusit Thani, Amari, etc., etc.? Not too many sex tourists, I daresay. I'd have a bet that the occupancy rate for the cheap 500 Baht/night gaffs around Walking Street is a lot higher than it is for the swanky hotels at the moment.

Maybe you're right and it'll be a specialist resort: gay upmarket Russian families only? :)
