As for the location being near the beach then it would make it a popular resort for upmarket gay tourists that don't mind hawkers pestering them continuously while they're trying to suntan their buttocks!

Who do you think stays at the Marriott, Sheraton, Royal Cliff, Dusit Thani, Amari, etc., etc.? Not too many sex tourists, I daresay. I'd have a bet that the occupancy rate for the cheap 500 Baht/night gaffs around Walking Street is a lot higher than it is for the swanky hotels at the moment.

Maybe you're right and it'll be a specialist resort: gay upmarket Russian families only?
