I appreciate this forum must get its share of translation requests, I'll suggest to the mod perhaps a donation/bounty system for small ad-hocs, sorry to seem like a freeloader.

rent for 1 year (90000B) should be paid beforehand, 45000 B on 20/1/2008 and 45000B on 15/2/2008

so 2008, not 2009

I don't know if you need more detail since it is out of date, expired in 20th January 2009 . It is likely that being a good tenant no renewal contract was issued the term just extended by word. The rent for the third year is due today.

The agreement was to pay in advance of the contract 90,000 baht, into the Bank Account of the lessor ( number blacked-out) at the Bank of Ayutaya, Trad branch. Modified in hand writing to: instalment 1 and instalment 2 and the sums of 4500 each instalment with dates.

Out of interest since I don't know much about renting, wouldn't the lessee feel a little powerless with all that money paid up front? I would think that having rented for two years that some mutual trust had been established and monthly might be the norm. Does anyone know?
