Selling Condo Metro Park, Please Advise.

My wife purchased condo before we married (4 years) but now we would like to sell. Can anyone explain the complete process to us? I have read threads that don't clearly explain from start to finish this process. Also, tax and other fees etc.

How long does the entire transaction take?

We have a mortgage through Krung Thai.

1. Transfer Fee - 2%, Stamp Duty - 0.5%, Business Tax - 3.3 % if selling within 5 years, Withholding (Income) Tax - Depends on value, length of time owned and how calculated by land office.

2. Mortgage has to be cleared before transaction can take place.

3. Seller and buyer along with lawyers/banker and big bag of cash go to the land office, everybody signs at land office, money changes hands, chanote is endorsed over to new owner - done deal. Can be accomplished in a day if all documents are ready to be signed.

4. If transferring a foreign owned unit, buyer needs a Foreign Currency Transaction Form from their Thai bank.

Great! Are there ready forms available or can we at least start the deal ourselves? Can we ask for down payment? %? Does the bank assist in this or are there other standard procedures that we need to start with?

And people wonder why Thailand is considered to be a third-world country.
