Land Prices Around Nimmanhaemin

I was approached by a tuk tuk driver today who wants to find a buyer for my two storey hownhouse, located 50 meters west off of Nimmanhaemin. Apparently the size of the land is 82 sq. meters. He wants 5% commission. Any clue what it might be worth these days? I though I would ask here first before visiting a property specialist.

Good point. He claims he has recently found buyers for two properties in the area. His story is that he used to work in a bank but got sick of it. Seemed like a decent guy. Rather old. Anyway, is 5% commission excessive? I really have no idea.

most agents charge between 3 and 5 percent 3 percent is still very hight compared to agents in other country but this is Thailand so what can you do

as for nimmanhaemin road nice place to visit but iv read of other topics on tv not a great place to live due to the noise level at night time

....High compared to other countries ????? I disagree

But the percentages you pay in other countries are usually paid to people who are educated, licensed, and proficient real estate people not your local paper boy.

If this wasn't Thailand , what you say would be very laughable.

3 - 5% commission to someone who cannot make change for a 20 baht note, if you could get anywhere for that these days.

Yeah, Nimmanhaemin is noisy but the driver told me it is usually people from Bangkok who want to buy around here. Guess they use the places for weekend getaways. I'm still hoping for an estimate of the value of the 82 sq. meters if anyone has information.

Looks like you really don't have an idea, why would you sell you house via a Tuk tuk driver....???

Would you do something like that back home?

Why don't you go to real realestate agency??

Sure they can estimate the value.. and you don't have to cry later on on this forum how you got ripped off by an old tuk tuk driver....

How long is a piece of string ??

Many factors involved; its about 20 wah which is not very big.

I know someone who bought similar size last year, in that area but not directly off Nimm.

for 1.5 m

Do yourself a favour and cut the tuk tuk driver out of the equation!

A lot of people will be looking at rental potential so a big factor is who your neighbours are!

- So you bought the place a couple years ago. What did you pay for it then? You must have noticed what happened around you on Nimmanhaemin, with some pretty insane prices being paid here and there. So pick a number, any number, to multiple the price you paid by. You may actually get it, if you make the place look nice enough and you wait long enough, for a person stupid enough.

- "Apparenlty" the size of the land is 82 sq. meters: You don't know how big the place is you own?? It's on the ownership papers. Not that it actually matters of course, for such tiny plots with a structure on it you really can't compare with some kind of standard amount per sq. meter. (or sq. wa) because there isn't any such standard price.

- Is 5% commission a lot? If he can find a fool to pay you 6 million baht for that townhouse, then it isn't. (Taking into account that it's on the slightly less desirable Western side of Nimman. Soi 103 Condo / Petkasem perhaps?)

Gonzo has hit the nail on the head. 3 to 5% commission to a professional, and not to an opportunistic tout.

Why does a professional agent warrant paying more in commission ? It's only due when he finds a sucker customer. Once you find a customer willing to buy at the price you want, it does't really matter who found him right, as long as you got the sale? You can even offer this to multiple people; whoever finds the sale gets the baht..

no the uk agents charge 1.5 percent upto 250.000 pounds then slightly higher over that amount so a house in the city in c/m unless you spend a lot of money 3 percent is a lot of commission

A bit of snobbery creeping in here! You want to sell a property, if someone gets you a buyer why does it matter who it is. If you think 3-5% is reasonable (and I would think it is a fair deal) go for it. As with any sales agent, be prudent and take one step at a time.

We found our premesis via a trusted real estate agent:- our laundry woman. and a fine lady she is too - both at laundry and real estate deals!!

Funny things do happen in Thailand. A few years ago I was riding a songtaew with a Thai friend of mine. When we arrived at our location, the driver who was an older man got out and helped us carry some things inside my friend's shop. He struck up a conversation with my friend and told her that he had some land for sale in Hang Dong that he was willing to sell below market value if he could make a quick sale. They exchanged numbers and a few weeks later my friend told me that she had gone to see the land and that it was in a prime location and that she had made him an offer and that he had accepted it and she was purchasing the land. Don't laugh at people with low paying jobs! Some of them are very rich or own a lot of land and only work to keep themselves from being bored or away from the nagging wife!

Since no one seems to have answered the original question here it is:

Land: Anywhere from 80-120K per Sqare Wah

Building: If it is the townhouse next to maze Cafe then probably 5-8 Million.
