hi all.I wanted to know that if i was to buy a condo in pattaya with my thai girlfriend would she become the leagal owner with 51% of the share? I was told this while in the Queen Vic (soi 6)

You can own a condo on your name, if the foreign ownership of condos in the building has not exceeded the allowed quota (49%). So, yes you can own a condo on your name, unlike land and houses, where you must set up a company or use a lease back set up.

Soi 6 is such a great place to get advice..........

If you plan a company purchase for some reason then 51% of the company (condo) is greater than any share you could possibly be left with out of 100. So you girlfriend will own the condo and be able to do as she likes with it. You will not even be left with a prayer.

Don't put your girlfriends name on any company or ownership documents unless she signs the share transfer certificates or you have a legal document drawn up by an attorny. If you can't buy a condo in your name entirley then find another development where you can.

Oh and take proper advice preferably outside of soi 6

Condos you can own...(until they knock the building down)....

House or land...form a company it will have 51% owned by 7 Thai sleeping partners/signatories and you own 49%. The Thais will sign and wave executive rights… No need for the g/f to have an interest.

Attach the company to the house or land and sell it with the house if and when you come to sell it. Your company can own multiple properties but then if someone wants to buy one you have to or they have to form another company. A house in your g/f’s name will belong to her.

Do'nt involve your girlfriend in ANY of your legal/money matters,

otherwise you're likely to get sh@fted eventually.

Bakes dont listen to these people , your girl friend is different she would never take you for a ride and you know it , just put the condo into her name and she will love you for ever ( SURE ) and them lads in the queen Vic are better than any solicitor you will find in thailand , so listen to them, after all they are experts in giving away there money , you sound like a very well educated bloke ( who else would think of going to the queen Vic and asking for advice ) so just follow your heart , give now dont wait , just think if she died of some ailment you would never forgive your self , also what about her family where would they live , how would they manage . go for it and keep us posted

Funnily enough about 15 years ago there were more Solicitors than Short Time bars in Soi 6.

Now for the most part the only 'briefs' down there are the ones around your ankles as you are giving a bird a quick one from behind. Assuming you have done the 'reach around' to make sure it is a bird naturally.
