falkan Posted September 8, 2011 Share Posted September 8, 2011 I have a friend who owns two rai and he is looking to build cheap housing for Thais in Phuket small living room, small bedroom, squat toilet around 20sq meter they cost all around 2600tbh month to rent! What does 10-15 apartments cost to build around? worth building two floors? Does anyone have experience with this please share! Bear in mind that a 'reasonable' single storey house can be built for less than 10,000 Baht per m2 in some areas then you are probably looking at half that for those style of hongs. falkan Posted September 9, 2011 Author Share Posted September 9, 2011 I contacted a builder, and explain what I want to build, he gave me a price on 270 000 per room, on the second floor, cost per room is @ 300,000 per room, seems like a over price? rgs2001uk Posted September 9, 2011 Share Posted September 9, 2011 The builder is taking the piss. Build a single storey it will be cheaper than building a two storey. Lets assume 15 rooms x 20sqm x 10,000 baht per sqm = 3 million tops. These rooms are low cost rentals for those at the bottom of the food chain, so wont be fitted out with marble floor tiles or upvc window frames, thus pulling the cost down even lower. Dont know what the land is like, does it need levelling clearing and filling, what about piling/footings? For the single floor price you mentioned, 270,000 that equates to 270000/20 = 13,500 per sqm, nice fat profit for someone, clue its not you.
