Is All Of Chiang Mai Under Water?

Im looking to relocate up to chiang mai from the outskirts of pattaya

.My wife and i have a baby,and after a few holidays up there,we both agree it seems a better environment for a family,housing seems cheaper,and plenty of outdoor activities for entertainment.

After experiencing severe flooding in australia a few years back,i really don't want to go through it again,so my question is, are there any moo baans not affected by flooding in chiang mai,watching the news it seems the whole of chiang mai is under water.Its a soul wrenching activity watching your house slowly filling with mud and water,i wish you all up there the best,and may the sun shine again soon.

There are many areas of Chiang Mai that are not under water at present.

Many moo baans are far out of town and not near a river or canal that floods, so they are completely dry. There are even moo baans fairly close to town and the river, such as Sriwattananiwet, that have not flooded yet.

we live in pimuk 2, near rimping market on the mae jo road... absolutely no standing water around... nice and dry... not an issue on this side... if some drains are plugged, you might see water in pimuk 1, but that is also dry

Not a drop of water at Lanna Tara Moo Baan. Drove into town last night and only those areas near the river are flooded. So the flooding is indeed very localised.

thats good to hear,i've already recieved 2 emails from oz,wishing me luck with the floods in thailand,(no floods here in nong prue)i know its not good up there,but news stations really don't do tourism any favours.

Just ask the locals, before you buy or build, this is an inconvenience rather than a direct-problem, for most local farangs.

If building your own house, it is sensible to build it a little higher than the surrounding land, doesn't add much to the cost & often gives you better views too ! Rice-paddy is more-likely to flood than built-up land, a few meters higher than the local stream or river is also sensible, IMO.

The map will give you an idea of flood areas. It is somewhat dated, but basically shows that most of Chiang Mai is not flooded, even with the Ping's level of 4.9.

The 'square area' of the moat is the center of town. The circular highway you observe outside of town is called our Superhighway, the inner of three ring roads. Most communities lie outside the superhighway, and are usually less likely to experience house floods at all (above level 7).

So there are many areas where houses are likely to stay dry in these times, many of them modern projects.

That's a useful map but I suspect it needs updating, the area East of the river from the Ping Bridge to the Iron Bridge, for about 1 kilo, is currently quite heavily flooded.

Now is actually a good time to look at real estate, because you can see for yourself which areas are more susceptible to flooding.

OP, just dont live anywhere near the river for a about a kilometer on each side of it and you should be ok. There are some low lying areas that should be avoided. But over all not even 5% of CNX is flooded, its a bigger town than you may be thinking.

About Sriwattananiwet, the water is now starting to come up through the (already clogged up) drains in places, and some surrounding areas are under water. It is not very deep yet, but the lower parts of this area will probably experience some flooding too, especially if there are more flash floods or heavy rain in the Chiang Dao area.

I'd say most of the roads on Sirriwatananiwet are now under water and 50% of the houses. The entrance the Moo Bahn may become unpassable if it rises much further....

Good point about it being a good time to look for property/land. I would also recommend looking at Mai Hia part of town. Its certainly not even close to flooding now and it didn't in 2005 too.

Does anybody know how things are in San Kamphaeng area?

SK is on the Kuang River, currently rising & above flood level for about the 4th time this year. Not sure if there's any flooding in residential areas. I suspect the river is high to relieve the Mae Kuang dam at Doi Saket. We're about 4km south of SK & 1km east of the river, on the flood plain. The river is still within its banks near us.
