Is it allowed to use Thai based funds to purchase a condo without transferring from overseas? In which case no tor tor 3.

Just may be a problem transferring the funds out of Thailand in future.

My dad wants to purchase a unit and his money is already in Thailand and he didnt get a Tor Tor 3. So he wants to just transfer the money from his Thai account to the agents account and purchase like that. Since hes not planning on leaving Thailand he doesnt care about transferring the money out of the country in the future.

So can he do that?

If your dad is a Permanent Resident of Thailand the answer is Yes. Normally a Foreign Currency Transaction Form is required before a condominium can be transferred into foreign ownership.

The land office will require the FETF in order to register the condo in your Dad's name if it is a foreign quota purchase.

He should go to his bank and request the FETF.
