hello forumers its me again needs your help and ideas.

my husband lives/renting a house with a friend for 8 years now. the house got 3 bedrooms so overcrowding is not an issue 3 people will living in the house including me. the owner of the house and his friend(lessee) will write a letter confirming the house details, i am allowed to stay there and that we have 1 exclusive bedroom. our problem is my husband dont have a tenancy agreement or rental books or council tax receipts coz he said he pay his rent to his friend including council tax and water&electric charges. it shows in his bank statement that he is paying £300 every month for all of it.

1. will the two letters enough to show adequate accommodation with photos of the house? or we should provide other documents? if that's so what other documents we need?

2. will it be acceptable if his friend(lessee) will be the one to make a tenancy agreement coz he is willing to do so.

im really upset coz i thought we have it all in the right way after waiting for years now. please someone help us :(

It is not necessary for your husband to have a formal tenancy agreement.

A letter from the owner of the property confirming the number of rooms and who else lives there, to show that there is a room for the exclusive use of you and your husband, and granting you permission to live there indefinitely is sufficient.

so what we should do is let the owner of the house and other tenant write a letter, then show some photos of the house with description. notarized by a solicitor. its enough right?

another thing may i know what will be the content of the letters of housing agent(private landlord) and the other tenant? the owner of the house said that my husbands other tenant will decide how much he will charge for the rent.. should the content be the same or diffrent? been searching here but cant find an example letters.. will wait for ur replies once again thanks

A simple letter from the owner saying that s/he is the owner of the property, briefly describing it and saying who else lives there and confirming that you can do so too is fine.

For example:-

"Name

Address

Phone number.

Dear Sir,

Re settlement visa application for Mrs Y.

I am the owner of 31, Anystreet, Anytown, Anycounty, Anypostcode.

The property comprises 1 kitchen, 1 living room, 1 bathroom and three bedrooms. I enclose x number of photographs showing the accommodation available within the property.

It is currently occupied by Mr X and Mr Y, leaving one bedroom unoccupied. Mr. X is my tenant and has shared the property with Mr Y with my knowledge and consent for the last 8 years. Mr Y's share of the rent, utilities etc. comes to £300 pcm; which he pays to Mr X.

I confirm that I have no objection to Mrs Y moving into the property and that, as can be seen, there will be at least one room available for the exclusive use of Mr and Mrs Y when she arrives.

If you have any questions, please feel free to contact me."

If the owner is a commercial company, housing association or similar or the property is let through an agent, then the letter should be on their headed paper. If a private individual and private let then I would suggest they include proof of ownership, such as a mortgage statement or a copy of the deeds.

There is no need to have the letter notarised.

wow this is really good.. covered all of the things needed..thanks alot 7by7

the estate agent will be sending the letter on Wednesday, we will see if similar to this. This letter will be the tenant with bits of adjustmen or the estate agent which ever way it so good and helpful.

I do hope the accommodation evidence be sorted soon. I'll keep you posted guys, hope you lot be always here :)
