Beach Land In Samui

I have a good Thai friend here on the island who has 18 rai of Beach and Oceanview land and wants me to help her sell it. The only thing is that it is not her land, but her uncles and he has offered her the 5% of which will be split between us.

I really have no knowledge of land business at all, although I do know that the land is in a very good location and selling at a pretty cheap price.

What I want to know is, if I get a real estate company involved - they will want to take a good cut from the 5% right? And I may end up with nothing - really im quite clueless, so if anybody has any advise it would be very much appreciated, thanks

A real estate agent would look at 3 per cent commission on finding buyers for the land.

My best advice would be that you should approach an agent and explain the situation, get him to create a contract between him and the seller for 5% and have you named as a benefactor for 2% as the introducer.

I am assuming your friend is a lady? ( becuase the sons inherited the "best land" for coconuts that was inland) the daughters tended to inherit the "worst land" ie, beachfront

Some of the wealthiest poeple on Samui are these ladies who thought their land was worth nothing.....until the sunbathing farangs arrived :D

The main problem here is getting the landowner to sign a legally binding contract with the agent, experience taught me that Thai's dont like to do this.

It is highly unlikely that you will ever see a single baht commission for your part unless you have the contract in place.

Good luck in your quest, but as you have already indicated, you know nothing about the selling of land and this is going to be difficult for you to pull off. I have a good ozzie mate based on Samui and he has been there seven years and he tells me weekly of the different ways to get shafted in business on Samui!

Where abouts is the land and how much per Rai is the asking price?

I might take a Rai of absolute beachfront if the price is right, i could be your first customer!

Once you say "pretty cheap" on Samui alarm bells ring. What title has it got? Will make a big difference how hard you work for your money.

do you know what kind of title it has? if it is not nor sor 3 or chanoht, don't waste your time with it. you will get lots of people intereted in the cheep price only to find they can't buy it anyhow and everyone will get frustrated.
