Question About A Reputable Realtor East Of Rayong

Greetings, will be retiring in about a year and am looking to ramp up my search for where to plant roots!

Has anyone recommendations as to a realtor or two that they are willing to recommend.

Will be in LOS in March and expect to set up some appointments for a homestaed.

OP god help you....every d*ckhead farang real estate con man in Thailand is going to start sending you PM offering their services...be careful

If you have never lived here, I would stongly suggest you rent a place for a couple of years before committing to buying anything, you are obviously aware of the land ownership rules etc in Thailand ?

dont be in a hurry to jump into anything

I bought my house through Fredrik at ERA. He and Patrick are colleagues. That was two years ago. Fredrik and I had been friends for a few years previous to that, and I remain friends now with both Fredrik and Patrick (and their significant others).

Give Fredrik a call (08-9891-5691)or drop by the ERA office right on the main street of Ban Phe. It's a good area to live in, and there are lots of houses and condos for sale. As Southpeel has suggested though, it might be a good idea to see about renting something in the area for a while first to ensure you feel comfortable in Ban Phe. Not a high roller lotsa noise and partying kind of town.

If you do only one thing, read this post, re-read it, go put the kettle on/have a piss/dump, re-read it, then bookmark it.

Tomorrow, read it again, then re-read it.

You have just thrown yourself at the mercy of every former barrow boy/timeshare tout/ELT turned real estate developer, and whatever guise they operate under/pass themselves off as.

Depending on where you choose, I would pay no more than 200/300k per rai.

Thanks for the advise. I understand what some of you have cautioned to. I'm in Real Estate in the States so I am always a little more careful and move slowly into these things, but the words are appreciated.

What I do know for sure is that even though I've been visiting LOS for 25 years,.....I know nothing!

Are you aware of the restrictions on farangs owning houses and land?

Have you visited this area and have somewhere in particular you fancy?

For what its worth, just down the road you have one of the most beautiful parts of Thailand, Chanthaburi.

What is it you are looking for, a place to rent, land to put a house on, or a pre built house?

Yes there is a Thai, my wife, however when I spring for the $5m bt, I'm picking the house. That's why I wanted an english version. What I'm trying to do is have a good idea of what the relative asking price is for homes by location in different areas. Notice the post title "A Reputable Realtor East Of Rayong " it is the Chanthaburi area that I am fond of!

If you saw my post #9, "I have been visiting LOS for 25 years and I'm smart enough to know that I know nothing" which is why I ask for help. I do know about the complexity of Thai law and the restrictions which is why I have a meeting with an attorney to learn more before I dive in!

What I'm looking for is all you mention, rent, buy, pre built and my design, fact is the better informed one is the better decision one is able to make.

Are you talking about only in the Chan area or the whole ot Thailand?

The cost of the home will depend on the cost of the land the house was built on.

I can only talk about the Tha Mai area, a few years ago chanot land was changing hands for 300k per rai (1 rai = 1600 sqm), land with no title could be had for 50-60k per rai.

Land in the city of Chan can start from 500k per rai.

Your next problem if you choose this area is trying to find someone willing to sell you as little as say one rai, when we looked the smallest plot people were willing to sell us was 3 or 4 rai, this was for a quick sale due to financial problems.

There are people down there with large plots of land, 30, 40 and 50 rai plots are not uncommon, 100 rai plus is not unheard of.

This is not a poor part of Thailand, there are many rubber and fruit farms, you can do your own research on rubber farms and the type of money involved, hence the reluctance of many to sell profitable land that appreciates every year.

This topic has been the subject of many thread in the property section, where others more qualified than I can point you in the right direction and explain in the detail the various options regarding leases, usufructs, planning permission and whose name the house which you can own should be put in. No need to visit an attorney research for yourself and after choosing the course of action you wish to take, then visit an attorney to have the matter leagalised.

To build a western style house will cost about 15k per sq/m, in can be done cheaper, but you get what you pay for, the cost of materials are rising, and your choice of fittings such as Upvc instead of wood can push the costs even higher, a cheap tiled floor can be done from about 200 baht per sq/m, granite about 1000, and wood about 2000 per sq/m, so you choice of materials will determine you costs.

Again visit the housing section where there are various threads on house building, and choice of contractors.

It really depends on what type of accomodation you want, Thai style cheap, western style expensive.

Of course once the house has been built all the extras kick in, water tank and pump, water heaters for bathrooms, a/c units, then you have to furnish the house.

Lets say, 3 million to build a 200 sq/m house, 1 million to kit it out and say another 1 million for a plot of land, thats your 5 million gone and you havent even bought a set of wheels yet.

As for rentals in the area, we rent for 4k per month, you wont find such accomodation, unless you have connections in the area such as family or friends,as I mentioned before, this is not a poor part of Thailand there are some very wealthy people and they dont need your money, basically if they dont like the cut of your jib they wont rent to you.

Next problem, is your wife from this area? Will she be able to settle there, and will she be accepted by the locals?

I think this area is one of the better parts of Thailand, the rif raf havent as yet discovered it, they usually head further north, the people are conservative but once they take to you, you couldnt wish for better people to live amongst.

There are a couple of moo baans with pre built houses, but who wants to live in a rabbit hutch on a postage stamp size of land?

Much better to buy a plot of land and have your house built to your design and spec.

the wife is from isan and although the eastern seaboard is my choice she is much more interested in buriram or surin. my battle to fight later.

given the choice of the US or chanthaburi i think she'll be satisfied with her being back in LOS

An unenviable position to be in.

You need to bear in mind the the umblical cord that binds these women to their village isnt always severed at birth, the village is like a magnet drawing them back.

One of the reasons Thai woman cant settle outside their village is, they dont know their place in the local pecking order they dont know where they fit in, in the village they know exactly where they are.

Sounds like the northern paradise town of Prasat is calling, its just south of Surin, you can pick up a Thai style house on a moo baan for about 2 million baht.

I couldnt and wouldnt live in one, postage stamp size of land, you can hear you next door neighbours farting and belching, the stench from the cooking pots can be overwhelming, still never mind, each to their own.

Hi. Working on the 'more info. the better' theory, there is a small development near the coastal resort of Lae Mae Phim. When finished there will be only 18 bungalows on the site. We are buying one and work started today on ours after the 'blessing' ceremony. Some of the completed bungalows can be rented as some owners only used them for a short time each year. If interested let me know and i will pass you the contact details. The development is being done by a Dutch guy and his Thai wife. They will manage the site when completed and live in one of the bungalows. They will also manage the rental side if required.
