I've just been presented with an, ahem, "opportunity" to buy a property I'm interested in, the proposed sales includes an agents commission of 3% although I'm not supposed to know that!

My question is, how are real estate commissions typically handled here, who pays?

Most of the time the agents commission (and you are lucky it's only 3%) is paid by the seller.

I agree, except in this case I am aware that the agents sales commisssion is built into the sales price!

Same as much of the world, fees are paid by the seller and normally betwen 3%-5%..wow extorcinate..sell a 400,000 Baht condo, thats a massive 12,000 Baht com...so for that an agent will chauffer a client around for a few days at 43 Baht a Litre petrol, and then spend another day at the land office doing the transfer..on top of office rent, utilities, staff, WP, website, taxes and other costs..yes that is extorcinate.....some people try to be clever and go behnd an agents back to get a discount after the agent has done all the ground work but the property you are looking at the seller will pay anyway.

It doesn't matter if the commission is included in what you call the sales price. If you really want the property then negotiate by offering less.
