Italian National with multiple entry Non-Imm O Visa based on property ownership. Understanding is that must not remain in Thailand more than 90 days at a time. Can exit/entry be by land? Also, is there a requirement re the minimum stay outside Thailand before returning each time? Finally, is the visa essentially good for a max of 1 year plus 90 days (ie. 90 days added on at the end of the 1 year visa validity)?

Your visa allows only 90 stay at each entry. At 90 days you must depart the country either by land or air. You can return once you have cleared immigration in the country you go to on the same day. You will be given another 90 permission to stay stamp.

Enter another Country , turn round and return to Thailand if you wish.

Do your last border run just before the Visa expires and get another 90 days.

Giving a total of almost 15 months.
