I'm looking to rent such a house - including an unfurnished one - not more than 15 minutes from the city. If anyone knows of or has spotted such please let me know. My budget is flexible, and I would follow up on this and other aspects. Sometimes a seller may be interested in renting if he hasn't had much luck selling or if the renter/rent is to his satisfaction, so that's another thing I would follow up on. I would be the sole occupant (with my pets) but I want floor space of at least 200 sq metres and land about a half rai. In a mooban or not will do, though I'd prefer the former.

Will appreciate all pointers.

Just out of curiosity how many square Meters in a Rai. Seems to me would not leave much land left over after 200 sq. meters.

Thanks for the answer. I get along with metric iiniar and pretty good with weight but ras and ar's and what not confuse me. Think I will google it and get them all on a chart.

triffid, if you're interested in getting coffee or tea or whatever you do while having a conversation in Thailand, I can share my rental search experience with you. But the short story is that I arrived with a budget of 30,000 baht and wanted to be no more than 10km from City Center. I then modified it to say I wanted to be walking distance to markets that were open very late (ie, it's 3am right now and I'm about to go get some food). Anyways, I never did find a house that was dog friendly and perfect in every way. But what I did find was for 10,000 baht some very nice, yet simple, places right around Big C. Mae Hia and the Big C area are what I ended up focusing on.

Best house I saw was a 6 bedroom, 6 bathroom, 4 car ports, 2 drive way place smack in the middle of Mae Hia and almost walking distance from Big C (though I wouldn't dare cross that major road on foot).

Crappiest but reasonable house I saw was 7,000 baht 3 bedroom place in Hang Dong at some development I no longer know the name of. I was very tempted to rent two houses across the street from each other.

Where I'm going to end up? Lanna Villiage, just East of Big C. Small foot print, but dog friendly and quiet. Not a whole lot to do but I can purchase a scooter for less than 45,000 baht new or like 20,000 baht used (there's a weekly market for that even).

Oh, forgot to add. The thing that helped make my decisions on location the easiest was to rent a scooter for 200 baht per day (I did the 1,000 baht a week) from FunkyMonkey (good tripadvisor reviews) and explore the areas. I found that most properties just have a sign in Thai saying that they're for rent. So best to drive around, bring your camera with you, and snap pictures of the rental sign, the house, and the address of the house ... then have someone who speaks Thai call them (or as a friend of mine suggested, hire a GoGo girl for a day just to use her as a translator... reasonably cost effective). It was only because of the scooter that I realized that 10km from City Center was too far and I should be looking closer.

The 5 km is maybe a problem but you can find a house with some luck.
