don't think you can buy a condo with out a visa.

you didn't state if you've been to Thailand or not ???

i visited the reagon for the first time in 2001 for a sweet amazing and unforgetable full year!! visited again on 2005 and on 2008 but for much shorter time.

Many people live and work on tourist visas but it is illigal to do so. One never knows when they will be denied, there are many posts here about this merry-go-round people subject themselves too. You can obtain a education visa this gives you 90 days at a crack then to immigration to extend. You can study thai, english, or just about anything if the school is approved. Buying and renting a condo is considered work and can be a cause for problems. A fella I know in Chiang mai had to put his condos in his girlfriend name as the immigration and labour department got on to him and a couple of other guys.

1. no, many schools are very happy, if you not show up for learning. They are ok, with the paperwork in money exchange.

But:

You can, if you want. You can, p.ex. learn a week, or two, full/half day, and don't do anything for the rest of the extension of visa period.

Some immigration wanna smalltalk, after a year 'learning' Thai!

2. You need re-entry permits. 1000 Baht each, or multiple re-entry, 3800Bt for the granted time. And you have to mention the re-entry, when leaving

3. see point 2

Without re-entry permits, every non-im Visa, that isn't for 'multiple entries' is 'used', after the entry to Thailand.
