Documents Needed For Mortgage Application

Hi, I've been reading through the forum but haven't found the answers to my particular questions, so here it goes. Sorry if this has been hashed out a thousand times already.

My wife and I are planning to apply for a loan to build a house in Chiang Mai (probably a Bua Luang loan from Bangkok Bank). She is employed part-timr by a university here, and I have a steady income from the US. We've been married and living together for 8 years, and I have no qualms about ownership in her name etc.

My questions:

1) The bank has been vague about what documents I must furnish to show income and assets. For anyone who has done this before, what is the equivalent of a "bai nguen duen" in this situation? Income tax records? Payroll information? A notarized letter from my employer in the US?

2) I understand that in general banks will lend up to 80% of the appraised value of a property, not 80% of the asking price. Is that correct?

3) How long does it take, on average, from the time one hands in the documents to the bank's approval or rejection of a loan application?

4) My undertanding is that my income will be considered as a joint asset of the marriage, and not as the assets of a guarantor. The bank has stated that a foreigner cannot be a proper guarantor (unless his assets were in Thailand, I would guess). But the bank has said many things not all of them consistent with each other. Is this correct?
