Chopping Up Land Into 3 Chanotes, Tax Required

Can anyone please give advice regarding if tax is required to be paid (apart from the fees) is a broken up property remains in the same persons name.

Situation:

One big block with a house on it

Desire:

Chop off 3 yarn with the house

Chop of 2 rai

Keep the orignal chanote with the remaining land

We plan to sell the house on 3 yarn in the future.

For now, all the new chanotes will be in the same name as before, ie nothing sold.

Questions ???

Do you need to pay tax to the land office when the same person is just sub divinging up a bit and no change of name or sale has happened?

Does the value of hte actual house come into this?

Any advice would be great thank you.

If you split the land but keep it in the same person's name then you do not pay any tax.

You just have to pay for a government survey (about 2000THB i seem to remember), it takes about a month or so for the survey, then about another month to get the extra chanotes (under the table money can speed up the process if you are in a hurry)

Yup,.survey first, but doubt you can speed up that part, as it involves land office sending out registered letters to your neighbours to inform them of your intentions and give opportunity to object.

Then the issuing of the new deeds.

No taxes per se but a fair bit of government fees, amounts depend on size of land.

I split land in half, no tax BUT remember the 5 year rule will commence from the registration of the new titles and blue book whichever is later. If you sell before 5 years you pay more tax. Just a gentle reminder.
