Depends on his age and I assume that you mean that he is a Thai national. A young child cannot really have legal ownership it would be put in a trust until he reaches adulthood. But yes, theoretically it can be done.

Straight from a falang lawyer - A child can own a house IF

It is debt free & age ( some amphurs are different in age )

YOU should become Manager of said property

YOU should also get Usufrut

& yep there are no trust funds in Thai which is unfortunate inthe event of dispensing money per mth when the time comes instead of blown by family on get rich schemes

No trusts in Thailand, hopeless advice.

Your Thai son can own a property (free and clear) at any age.

If you and his mother are married, you can be appointed as manager of his property until he is 20.

Some Land offices will refuse to do this, but that is almost always after the mother has put the boot in on the deal.
