selling a condo and withholding tax

I have owned a condo in Bangkok for about 6 years and am considering selling it in the near future.

When my wife (Thai) mentioned it to the condo manager she was told that as i hadnt registered my ownership of the condo, the land office would not give me credit for years of ownership when calculating the tax on the sale.

I am confused as when I bought the condo all documents were supplied to the land office and the Chanote document is in my name. Everything was in order and i assumed that i was then the registered owner of the condo. My wife thinks that as i do not have a yellow tabian baan I am not the registered owner.

This is my only property in thailand and has never been rented out to anyone during my ownership.

I would be grateful if anyone who has sold a condo recently can tell me if i have missed something, and what documentation i will need when selling the condo in order to be given credit for years of ownership when the tax is calculated on the sale.

yellow/blue book have nothing to do with ownership. If your wife is a lawyer she may need a refresher course. If not let the agent handle the paperwork. Do the deal at the land office and collect the money there.

Thank you for your replies to my query and no my wife isn't a lawyer: she just doesnt like paying tax.
