I am looking to rent an apt longterm . How does one do this as carefully as possible to insure you dont lose the deposit.? or should i not trust anyone and just fly and do short hotel until i find something ..... I am looking in Naklua , pattaya area

Deposit shouldnt be more than 1 month, figure it as adding that back to your overall monthly bills for the term of rent, and forget about it, chill out and enjoy, if it comes back its a bonus, if it doesnt you already allowed for it so why get stressed.

Dont start off looking for potential problems, just relax and enjoy.

I normally ask for 2 months deposit .I think that's average . A landlord needs to protect himself .I give my tenants a Contract in English ,so they are assured .

I know the usual,deposit rules , however if i rent it outside of the country how does on know if this person is the actual the person who has the apt .with web these days tough ! Lol

If by two months you mean 1 month for "breakages" etc and 1 month in advance then I would agree with you. If on the other hand you mean 2 months for "breakages" etc then I would pass as unreasonable.

As for renting prior to arrival, if you know or have dealt with them before then ok, if you have someone here who can go check etc then ok, otherwise I would wait and do it on the ground when you arrive, face to face and negotiate etc. And be sure you are getting exactly what you think you are getting.
