hi guys,

after years of renting, am looking to get a place of my own

is khlong sam wa an "ok" place.

is it a flood prone area?

any other places to recommend that's within my minute budget?

nothing too fancy, just a family of 4 with 2 bull terriers.

got a tiny budget of around 2.5 - 3mil

I have no idea to which area you refer or whereabouts in Thailand it is.

The only Klong Sam Wa I know of is on the HW#9 just north of Min Buri and Lam Luk Ka, is this the same place?

My first comment would be, why this area?

Sorry not enough information provided.

Is your wife from this area, is your wife even Thai?

This is basically an agricultural area that is being taken over by land developers/housing projects.

Many times I have driven by it, the cars are piled up waiting to get off the highway, the traffic lights at Lam Luk Ka hold them up.

Right beside Big C at Lam Luk Ka is a housing project of various houses, but probably out of your budget.

You may well end up looking at something like L&H at Rangsit, 56tw two storey house for that price.

I rememeber looking up that way a few years ago, there is a lot of crap for sale.

Another area to consider is Sai Mai, in the same area.

Yes this area was hit by the floods in 2011.

My question is, why go up there, its possible to buy a Townhouse in Bkk for 3 million.

Be aware these townhouses aint in the CBD or on the BTS line, a friend has just bought one on Pattanakarn (soi 30 something) in On Nut area.

Khlong Samwa is prone to floods- but then again not the whole area. I stay close to safari world in a Complex which I believe would be in budget(3 bed house) During the floods they managed to keep the Moo Baan dry but the roads outside was flooded. Khu Bon was under water and most of the KC developments around also. Lots of new developments by Sansiri in this area but I guess more development means less open areas. But then as per the Government.."Floods-we have it all under control" or should I rather say "which floods?"

Ok a couple of suggestions for you.

1. Get on the 304 at Min Buri, Suwinthawong Rd heading for Chachoengsao.

As you leave Min Buri you will signs advertising moo baans that are located on both sides of the road, I wouldnt bother driving anymore than about 8 kms out.

2. Get on HW #9 and head for Nakon Nayok, turn off onto the 305 and drive in the direction of Nakon Nayok, again after coming off the motorway and getting onto the 305 you will see signs advertising houses, I have seen some from as low as 2 million baht, dont know how up to date these signs are, or if there are any left at the price.

There are moo baans located on both sides of the road between Big C and Tesco, I wouldnt bother driving to much further on than Tesco.

3. Again get on HW #9 and drive in the direction of Nakon Nayok, at the Nakon Nayok turn off, dont turn right, instead turn left and head for Rangsit.

Again many signs advertising houses and many moo baans located out that way.

many of the houses will be bog standard 2 storey 3 bedroom on 56 tw of land.

4. Another area that seems to becoming popular is Nong Chok just south of Khlong Sam Wa, may be worth your while checking on land prices and building your own.

Thats about all I can think of for now.

Wifey is from chumpon and want to live

as far from them as possible!

Staying central is almost out of the question

since it's kinda "flooded" by peaceful protests

every other year.

Will definitely strike out ksw and get on the

#9hwy for sure.

Khlongsamwa is near Minburi, saimai and raminthra there's a road near Fashion mall going to Khlongsamwa. Nice location but two years ago it was flooded. Actually most place are flooded before. :)

as far from them as possible!

Staying central is almost out of the question

since it's kinda "flooded" by peaceful protests

every other year.

No can of worms here, some may say it makes perfect sense.

One of the reasons I asked if your wife was Thai is because they usually drag the farang back to their province.

Does it need to be Bkk area?

There are some nice places down in Rayong that are in your price range, plus you wont need to worry about flooding.

Seeing as you wife is Thai, get on to DDProperty.com

I've been looking aroung nong chok area too!

Have narrowed down a few (houses, not condominiums), just to be safe.

Just want to have all my bases covered....

Correct me if I'm wrong but WAS TOLD the following :

Land title office fees are around 1% of purchased price?

Which I will have to bear?

Bank loan processing fees?

Which I will have to bear?

What is the average bank annual home loan percentage?

How much interest rates are we talking about here?

What interest should I be expecting?

I responded to an advert posted by an agent (actually I simply drove into a moo baan and called the number with the owner in the house)

What percentage are we talking about in terms of agent fees?

Do I even need to part monies since I drove into the residence and saw the sign?

Isn't it supposed to be on the seller's part?

Should I let the agent handle all the banking procedures as well?

Also, what are the other misc fees if any of you can remember.

any higher, i'd have to arrange a loan. quite troublesome &

even heard some banks only offering 50% of appraisal!!!!

Saw the UOB MLR rate at 7.7%

one more question!

if i get a house with land in a moo baan, is wifey entitled to a chanote? If so, which type?

what would happen if its a townhouse in a moo baan? chanote or nothing?

also, quite alot of "option to buy" homes but not sure how that works si i gave it a miss.

i'm quite sure there are others more knowledgeable than me.
