NeverSure Posted March 11, 2014 Share Posted March 11, 2014 I'm considering paying for an addition to an existing old Thai farm house. This would be a gift. I want nothing to do with owning a house. All I want is to add a real Thai style bathroom with water heater, shower, sink and toilet all in one, and also a small bedroom, maybe 3 meters by 4 meters at most. The house has electricity and a "septic tank." Can anyone give me a guesstimate as to what such things might cost in very rural Surin Province. I mean in the province but 2 hours North of Surin in the middle of nowhere in a village of about 100 homes. Any experienced guesses would be Greatly Appreciated. It now has 4 bedrooms, a european style toilet with water heater type shower. A combination of wooden shutters and plastic windows / sliding door - floor tiling and wall tiling in toilet / shower room. cheeryble Posted March 13, 2014 Share Posted March 13, 2014 (edited) As it is an addition, can the two rooms be lean-to style? This would keep costs down along with cementitious panel roof covering. (Whcih may be a bit noisy under a lean-to, but hey I live happily under one. You've got about 16-17sqm. One can build in a non city area like yours for 7-8,000/sqm for a pretty well finished but non hi-so bungalow including a wall and heavy roof tiling and all services. You could well be considerably cheaper, no fuse box etc etc. For simple but really quite respectable construction and modest materials and roof like I say I'd say ballpark 100k but you could be more frugal 50 or 60 or of course it would be easy to go well over. In fact I think mum in law built a free standing little place about 5+ metres square at one of her houses as a crash pad or to rent out for 30,000 including bathroom......but it is pretty basic. Could even have been less. On reflection for basic Thai village style....if that's what you want.....would be the lower end of what I mentioned. Hi Neversure, I have just completed something similar to what your talking about....and I spent with labour about 70K baht....but it's more western style than Thai. I have to run my own electric powerline (200,000 baht), but to build the house by itself will cost about 550,000 baht (incl labor)....it's about 90 square meters....bedrooms are 4 x 4 and 3 x 4....one master bath (2 x 3) and a second bath (2 x 3)....3 x 3 kitchen....4 x 8 living room / dining area. Depending on what amenities and materials you use, the cost for your bedroom complete could be 30,000 to 50,000 based on the material build list for my home. If you pay more than 100,000 bath....then you or your builder have expensive taste....so whatever blows your hair back (if you still have hair). For my build, I estimate approximately 5000 - 6000 bath / square meter. These are my facts and figures for my house only....I have done all of my own design including the steel design for the roof (and I cross my fingers that the thing doesn't collaspe, but I always over engineer most everything). Back in the states I ran my own construction company. When you calculate all of the different materials that can be used in Thailand to build a home....your range for build can be all over the board. That included the PVC liner and the bottom pipe from the jet down. A pump with fittings 5,000 baht. Wasted my money as never could be used. Ever heard of water pumps? If water pressure is low they now sell one water heater with a pump build-in to increase the pressure. Just ask the sales person. Also inside the unit it has a copper (not plastic) heater element piece. The unit is more expensive but it is superior quality. The unit is made outside Thailand, it's actually made in EU. This is a gift, will be real basic because the house is an older wooden Thai home, so I'm going to try to hit the low end - maybe 40k - 50k in the middle of what people have said. I would guess somewhere around 50,000 baht but could go higher depending on how lavish you want the bathroom equipment to be. I live outside of Korat and had a double carport, covered patio and enclose the Thai kitchen I have outside and the cost was 50,000 baht. You need to buy all the fixtures and building materials. if you don't the contractor will add on his cut. Also, get a couple bids on the labor cost and if possible go see some of the contractors work. Don't always go with the cheapest bid as the work might be shabby. Good luck.
