hope some of you more experienced and knowledged folks can shed some light on the subject.

do you need a visa if you come to thailand and invest in a thai private business only as an investor?

There is no work carried out and the only involvment is coming back every few months for a few days to check up on whats happeneing.

do you need a NI visa or is a tourist visa enough?

As long as you are not working, you are ok with a tourist visa.

By the way with a limited partnership, if you do get involved with the day to day business, you have the same liability as the Thai partner.... unlimited. Only you have limited liability( as long as you don't get involved with management of the business)

can a non-b visa convert to a one year stay base on investor status only without work permit.

no as one of the criteria is a valid work permit.

If it is however possible, if you invested 3 million Baht in a new condo from a developer, Thai State Bank as a fixed deposit or Thai Bonds then it can.
