I have income from several rental properties - and I am curious what the embassy will require in terms of documenting my income for a retirement visa. Do I need to bring the leases - or just the statements from the property managers? Or?

Can I also get the police clearance from the embassy?

And - how much cash to I need to wire in (or have in my account ) - to keep immigration happy - assuming I document a monthly income equal to or inexcess of the required B65,000 per month? I realize that technically nothing is required - but I understand they like to see some cash in the account anyway.

And one more . . . My wife is legally employed in Thailand - so will they expect me to still spend as much as B800,000 a year?

1. Nobody is required to spend 800k. The requirement is to show you have that amount available for the one year extension of stay.

2. There is no police check for an extension of stay.

3. The Embassy requirement is what the Embassy says it is. In the case of the US Embassy you fill out a form stating your monthly income and have your signature notarized.

4. I would have one or two hundred thousand in bank just in case of emergency but as you say there is not set requirement. You do have to have an account and a bank letter of account balance to match your passbook and it should be within 72 hours of application from some reports.

If you need to get police certificates from other countries for Thailand, see how to get them under "related links" in Police Clearances & Offences.

It may be easier to apply for a non-imm O for purpose of retirement, then in Thailand apply for annual extensions. See under "Visa Extension, to spend the remainder of life".

For clarification - this would be my initial application for the retirement visa.

I am on a Non-Imm B visa right now - and working legally - but am considering just retiring - as the wages are almost not worth the effort.

My understanding is/was that a police clearance is required for the initial application?

A police report is required for an O-A (pre approved) visa in your home country. It is not required for an extension of stay issued by Immigration in Thailand.

Perhaps it is just vocabulary that is confusing me.

If I switch from Non-Imm B to Retirement visa - is that just the "extension of stay" you are talking about?

A visa is obtained outside of Thailand at a Royal Thai Consulate. A change of visa or extension of stay is obtained at an Immigration office inside Thailand.

The requirements when doing this in Thailand are much less stringent

than they are when you do the paperwork in the US.

Really very simple.

Bank letter to show you have in excess of Tbt 800k in a Thai bank.

Basic medical certificate.

50 years old or more.

A little interview the first time around, but not thereafter.

That's about it. :o
