Land tweaking team lays out plans for Phuket

PHUKET: Officials from the government's Land Readjustment Bureau arrived back in Phuket last week to lay the groundwork for Phuket’s part in a massive nationwide efforts to tweak the boundaries of just about every piece of land so that roads and infrastructure can be improved.

The team has already carried out similar exercises in Phayao, Petchabun, Sukhotai, Samut Songkhram and Kanchanaburi provinces, and aims to start in Phuket with two areas in Thalang, one next to the Burma Victory Field and the other in Cherng Talay, together totalling 542 rai.

Bongkot Suwannadech, City Planning Specialist from the Department of Public Works and Town & Country Planning, told the meeting on Tuesday (February 24), “The land readjustment targets locations close to roads.”

There are five main aims of the exercise, she said; impoving connectivity for transport to and from main roads; fixing the problem of urban sprawl; flood protection; enhancement of the landscape and building up proper infrastructure.

The readjustment will mean that landowners will lose some land to new roads that will be built but, Ms Bongkot said, “When we carried out readjustment in other provinces, the value of most of the land affected rose after the owners got the papers back from us because the land was closer to roads [and infrastructure].”

Owners of land affected in Phuket had been invited to discuss the proposals and although they were generally in favour, they asked that parts of the plan be adjusted.

Rakkiet Deedpin, from the same department as Ms Bongkot, went into detail about the two areas that will be tackled first.

“We have done the project step by step. We had a land adjustment committee meeting on March 14 last year then another meeting with local people on March 25 last year before issuing a model and target area for Phuket land adjustment, signed by the Governor [Nisit Jansomwong] on August 7 last year.”

“The Cherng Talay project covers 321 rai owned by 24 owners who have between them 38 plots.

“We chose this location because it is landlocked with no roads connecting to the main road.” He explained that the plan sees roads nine and 12 metres wide being driven into and through the land, and the extension of existing roads.

“We have worked out that people will lose around 15 per cent of their land to the readjustment but they will get a better environment in every way.”

The Burma Victory site involves 13 owners holding 26 agricultural plots totaling 126 rai, also without roads. The department has targeted this area in order to promote the museum next door.

“There are many plots that are still undeveloped so I don’t think there will be much change to the land owners. We have worked out that the owners will lose around 12.64 per cent of their land.”

It was agreed that the plans for both areas will be rewritten to suit the owners’ and other local needs.

There will also be field surveys to which land owners will be invited in order to show the borders of their land and to share ideas about the land readjustment plot plan.

No dates have yet been set. Other areas of Phuket will go through similar readjustments, all of which is sheduled to be completed in 2023 – in eight years’ time.

Yes, shop houses. biggrin.png I also think there is a shortage of plastic water tanks and PVC pipe. Hopefully the new shop houses will sell some of these rare items. Perhaps we could have 3 or 4 7-Elevens and a couple of mini supercheaps and a family mart or two on each row.
