Can me and my girlfriend hold a 1 year visa if we invest in a condo? Can 2 people have their name on the condo so we can both have the visa?

An investment visa requires an investment of 10 million baht, you would both need to invest 10 million so require 20 million.

2.5 In the case of investment:
Each permission shall be granted for no more than one year.

Investment of no less than Baht 10 million:

The alien:
(1) Must have been granted a non-immigrant visa (NON-IM).
(2) Must have evidence of transferring funds into Thailand of no less than Baht 10 million.
(3) Must have evidence of investing in the purchase or rental of a condominium unit for a period of no less than 3 years issued by a relevant agency or government, at a purchase or rental price of no less than Baht 10 million: or
(4) Must have evidence of investing in the form of a fixed deposit of no less than Baht 10 million with a bank which is registered in Thailand and has Thai nationals holding more than 50 percent ;or
(5) Must have evidence of investing in the purchase of government or state enterprise bonds of no less than Baht 10 million; or
(6) Must have evidence of making an investment as set out in Criteria (3), (4), or (5) with a total value of not less than Baht 10 million

If you work for a company that is possible. Note that your partner does not qualify as a dependent because you are not married.

Yes, but we can both get a business visa say if we are "Web designers" working for the same self employed business and then get a sponsorship form or a business just saying "yes we will work with them" in writing.

You will need a lot more paperwork than that ! And then as your initial 3 month Non-B is coming to an end, no-one will give you another one without a WP :-)

But you don't need a work permit if your are on a business visa working for yourself.

Perhaps you might consider a multiple entry Non Immigrant B visa. It is valid for 1 year, but you would be obliged to leave the country every 90 days, even if it was for a "border bounce".

With the information you have supplied so far I don't think it's realistic to believe you would get a work permit and then a 1 year extension of stay.

^ yes, which is what i've said. You do not need a work permit for the initial 1 year B visa.

But they will only issue a single entry, then you have to get a WP, which will be impossible for you as you won't be working for your own or any company.

Thanks big, will visit the embassy again here in the UK and get everything sorted. Worked it all out though, now hopefully I won't fall into the "drink myself to death" crowd lol.....(I won't).
