I have my condo for sale in Bangkok and don't plan to be there at least for the first month of the real estate tours and it gives me a good excuse to hang in Pattaya/Jomtien.

Any suggestions 10-20k/ month, big room with wi fi?

Do you have a preferred area of Pattaya or Jomtien? Will you have a car or moto-sai?

My only recommendation is to have electric included in price. I rented a condo on soi 7 jomtein beach. Electric charged was 5400 baht for 1 month.

No car and no bike. And prefer Jomtien but what I should do is just call some of the 100's on Agoda and just ask for a monthly price, ouch 5400 is steep

I did this a few years ago. The better places all want minimum 6 months lease. 1 year is not unusual. It took us some time to find one that would do 3 months and we paid 25,000 Baht/month. But it was a nice apartment.

It's very slow right now, so I'm sure you'll find it easier now. But in our experience, there's nothing like seeing it first hand. We almost closed on one we saw online. Very nice apartment inside, but outside....what a mess. Glad I didn't send the money.

A few that have onsite managers are Jomtien Beach Condos and Metro. I'm sure others do as well. Might try one of the View Talay buildings in Jomtien. All have onsite managers and all have rentals.

I find listings with agents to be massively out of date, but they give you an idea of rental ranges and some pics to look at along with maps. You tend to get better deals going direct, but that means going from building to building talking to the manager or looking for signs. A tiring process.

Try Meow's Private Rentals on Soi Bouakao/ Diana-Oasis. Very central, no need for car or bike. Good cheap food, too at her restaurant. Eat there often. Good luck. MS>

Didn't Fair Properties go out of business a few years ago?

I totally agree on recommending Jomtien Property and East Coast Real Estate.

One agency I tried to work with advised that 12 out of the 13 properties I found on their web site were no longer available. I recently gave my realtor (one of the two listed above) a list of my "top 50" properties I found online from dozens of real estate web sites and the overwhelming majority of them were no longer available, or had raised their price.

AA Pattaya Ville

Opened less than a year ago. They had a monthly rate of 14.000/month including electricity but it may be higher now. Sports a small pool. The rooms on the ground floor has a small kitchen but no window. The other rooms have no kitchen but a balcony. WiFi is free but make sure you get a room with enough signal strenght. Located in a quite area but still walking distance to Soi Buakhao. A negative is that you have to pass a soi with some soi dogs to get out which is annoying if you are on foot.

I know a guy renting out a 1 br condo on a monthly basis. Paradise Park in soi watboon Jomtien, very nice pool and gym , new building, price is around 10 to 15k for a month.

I would go with hotel monthly rate, because it does not require monthly deposit(which you may never get back)

I would NOT go through agents, because you will never get your deposit back.

Serviced apartments, may require a deposit, but hotels would be easiest choice and nothing to pay.

LK Pavilion, Diamond City Hotel, Pattaya Holiday Lodge, just a few to check out in South Pattaya in 100 meter radius, price range 14000-20 000 per month
