Bums renting 3k rooms DO NOT use air con. Nor do they dine in nice resteraunts or step out in smart clothes.. The domain of the 3k renter is through absolute necessity and never through choice.

No I own a 80 sqm condo on lower Sukhumvit.

I understand though that many are less fortunate or probably no ambition in life

Even in my early twenties I always stayed in 4 star resorts when Travelling
Never crossed my mind to stay in a filthy short time room, why would it?

Well ... IMHO it's even in Pattaya quite difficult to find a (decent) house or condo for the prices in your budget, if you aren't going for Thai style or far outside.

 

Anyway, last year, I staid for a month in HH, rented a house westward of the city via AirBnB, 15 minutes by car to downtown ... you need longer from Jomtien to South Pattaya.

Thai style food cheaper than in Pattaya, Farang food (Italian) roughly the same price as in Pattaya. "Nightlife" ... couldn't really check that out in detail, because on holiday with the Misses, but got the impression, in Soi 80 area beers and lady drinks cheaper than Pattaya.

On the whole Hua Hin is more expensive than Pattaya.

 

Certainly more local Thais and expats are moving out of Hua Hin to surrounding cheaper areas - up north to Cha Am, or down south to Pran Buri, Pak Na Pran, Kuri Buri, etc.  Food in the fresh food markets in Hua Hin is often 50-100% more expensive than similar food found in similar markets in surrounding towns.  The same applies to accommodation.

A normal phenomenon in any growing town worldwide. Cost of land will rise in the center area and forcing the town to grow sideway...

 

Pattaya was only developed along the beach road when I first visited in the early '80s.

I get a kick out of how posters give vague information without ever giving locations.  Very valuable, not!

If it wasn't for ubonjoe's post on immigration and cammareta's posts on buddhism this site would be just like and old ladies sewing circle.
