I need to get a Thai record of my criminal convictions (lack thereof), from the Thai police, for a visa application overseas. Similar to UK ACRO which I have done in the past for Thai visas. Has anyone done this in Thailand? How do you do it? Can you use an agent or is it something you need to do your self?

House (furniture) clearance agents

Does anyone know of any house clearance agents, the kind that come and give you an offer for all of the contents (furniture) of your house as a job lot? I cannot be bothered with selling on facebook, just want to get it over and done with in one day, with a company that comes immediately and takes it all away for a low ball offer.

So this withhodling tax, where and when will I be expected to pay it? Thats the bit I am not sure about. I am retired here on an O-A and dont have a Thai tax ID. -
I have been looking at the tax implications on selling of my condo which I now understand quite well but one thing eludes me, if anyone can clarify? Theres a personal tax liability on the seller which is based on half the sales price and half the land offices's assessment price. Is that tax paid at the land office by the seller when the exchange of deeds is done, or do you settle as part of your year end tax return?

I agree under the majority of circumstances BUT if a trial date is set, he has the right to attend. If he choses not to attend then the trial should (?) be able to go ahead. Similary earlier in this case his lawyers had to petition the court for a delay of trial based him not being able to attend due to a) illness and b) travel (thats my recollection anyway I have not checked that). They should try him in absentia in my view and then let his legal team fight it out and let the press report on it, so the poeple can see "justice" at work (whether his rights be impeded or not). Of course it says with reason that I know nothing about the law. I know even less about Thai law but as everything else seems to be allowed by the judiciary and the government here (do we still have an emergency decree?), why not this? I presume the judiciary and government may not want him to stand trial for their own reasons whatever they may be.

Essentially no. The land office does not make its data public. Bona fide real estate agents have their own records though and they consult with the condo JPs as well. You can request an unofficial valuation from a good REA and it will be quite accurate (basis will be two equal parties reaching agreement so they may take into account the vendors requested price of you are a buyer which is a bit of a con). There are also paid options whereby they document the property and research as well. Fazwaz have an online valuation system if you sign up with them. Beware I inputted my current unit's details several times and got different answers, first one was 14 M, second one a week later was 9M and then a month later 7M. Amateurs.

Interesting, I think theres also other provinces that still do not allow booze sold for dining in. My daughter just came back from Chiang Rai and said no drinking in the restaurant there.

Theres a lot against crypto, they may be right as nothing in life is a sure thing. Perhaps except that all governments will start to introduce their own digital currencies (aka crypto) in the coming years. Maybe China will be first then we will all sit up and take notice as national stable coins become a very viable fiat alternative. I do dabble, I don't get Bitcoin though as a store of wealth. I believe it will go up in price a lot but I just don't get it as a utility, store of value or as a currency. I plan to ride the wave (hopefully) but I still don't understand it.

I buy little bits a couple of times a week. Sometimes I plan to buy something, like a new pair of pumps or. night down the pub, and then I decide to save the money instead and then go on the exchange and buy crypto with it. I do it in small values lots like 50 bucks a time. Amounts I am not too bothered if I lose some of it. I have no idea what I am doing but its like a hobby for me. The big nightly swings scare the hell out of me but so far I am holding my own and have at least made more than the pittance the bank would give me or inflation takes away. I have found that using just one exchange and keeping the crypto on their exchange wallet makes it very simple for me. I am too scared to get my own wallet. I hope to double my money next year. Fingers crossed. Even if I lose I will have still enjoyed the process.

When you look at a torrent on pirate bay (or any other torrent site) you will see to the right of the torrent two columns 1) LE = leechers and 2) SE = seeders. Leechers are people who have part of the whole file and are still trying to download the whole. Seeders are people with the whole file and are currently allowing people to download. Theoretically a lot of leechers may have different parts of the file they can give you BUT a seeder is the only one who has the whole file available to you. Ergo if not a seeder (SE should equal 1 or or more) its questionable if the whole torrent (movie or whatever) is available (but not impossible). To be a happy torrenter always look for at least one seeder.
