Your header says Marriage Ext. is "far better".. but you do not go on to say.. why it is?
In fact, it looks like the opposite to me ...and even to yourself as you go on to say....
"all are on the "retirement" visa as its easier ,but nearly all are next time going down the marriage route,as am i ,lots more work for immegration offices ,more work for us as well,but then we are all retired and have plenty of time to do the extra paperwork etc.
Its not going to be fun time in immegration soon."...?

I voluntarily took out accident insurance with one of my banks (cost less than 5000 Bt. mind you). I think it's a great thing for the price.

If you only needed a Chanote...what use would that be if you needed cash for an emergency....(the purpose of the 800,000) Secondly, Immigration would also have to become "Property Valuers".. Condos can be purchased in Pattaya for as little as 500,000 Bt...(around Soi Arunotai, for those who are thinking "never")?

One or two contractions there. In paragraph one it says 800,000 Bt. must stay in the bank for 3 months after the ext. has been granted. In paragraph three it says only 400,000 has to be kept in the bank for three months after it has been granted.
In paragraph two it says "seasoned" for two months prior to application. Should that not be three months. Only the very first application requires on two months seasoning?

I came to Thailand 18 yes. ago for a 3 day convention at the age of 51. Loved the place...went back home,... sold my house, gave up my job and moved here within 3 months. Have been here ever since.

I opened my BKK bank a/c in the branch at the top of Soi 5 on 2nd. Rd. Jomtien ..across from the market with the Kiss restaurant.
I have 4 a/c's with 3 different banks ..and had a couple with other banks that I've since closed ..never ever had the slightest problem opening them?

I read comments similar to yours regularly on here....and they always sound "odd" to me to say the least.
Most people that want to live in a house would probably be in a stable relationship, or have a family and wish to make a nice home for themselves to hopefully live happily together for a very long time. Again, is it not most people's dream to achieve this by owning their own home if they are fortunate enough to be in a financial position to afford it. There is absolutely no comparison between owning your own home and renting one, when one is seeking security for themselves and their family, especially to have it to pass on to their loved ones after one passes on.
Taking all this into consideration ..do you really think that such dreams should be set aside on the grounds that .."If I buy a house a crazy woman could end up living near us ..so it would be better to rent one instead"?

When I lived in View Talay 2A Jomtien (before I had a motorbike or car) I used to walk into Pattaya ..even thought the Baht Bus is only 10 Bt. (5 Bt. before it went up). I suppose some might call me a "Cheap Charlie" for walking....In fact, by walking it cost me more than 10 Bt....I would never give less than 20 Bt. to someone begging on the Soi...people I wouldn't be passing had I not walked.

A little "footnote". After a 10 yr. breakup this was the first Christmas and New Year I spent alone..took 69 years to have this "new experience". I decided it will never happen again even if I have to get meself a "new Hostage"...(a wife)...555.

I currently have 4 bank accounts ( 2 with the same bank).. and have closed at least two others (with credit cards)...I have never had the slightest problem opening them ..never had a work permit in my life.
I have a retirement ext.?

I went home to Europe last May and while there got a new passport. Because my old one was still valid for another 7 months I continued to use it for my return to Thailand..and thereafter (to avoid the hassle of producing the new one). However the time came this month to start using my new PP. Upon enquiry I was told in Soi 5 that I would have to have my new PP "confirmed" by my Embassy and bring the confirmation letter back to Soi 5 before they would transfer the necessary stamps (I was applying for my yearly extension)....All of which I did.
The bit the bugged me the most was that my Embassy charged me 4000Bt. for the privilege of "confirming the PP that they had sold me in the first place".
Get this...my government sold me my passport and then made me pay 4000 Bt. to confirm that it wasn't a copy (dud). The way some people talk on here you would think this stuff doesn't happen outside this country.
