In principle the guardian can sign for a minor to buy a house - your daughter need to be Thai citizen, forget about passport to your home country - but if you don't have sole custody both parent might need to sign. If you give money to a girlfriend it's considered to be "income", and normal Thai income tax need to be paid.

  4. My home is very private, even that it's very open and only a small plot of land, but it's walled on three sides and beach and sea on the last side. The house is raised high enough from the beach that you are still feel private when sitting on the beachfront terrace, and at night there are no people on the beach except some well known kind local fishermen. A pair of soi dogs (street dogs) that for years have refused to go elsewhere - they seems to consider themselves as residents - gladly makes noise if somebody are not welcome. On one side, and in the back, I have a resort/hotel as neighbor, and their beachfront restaurant that normally close between 9 pm and 10 pm - during the Covid lockdown it been closed, so extremely private - but not at problem. Sometimes during high seasons they might make a BBQ-evening on the beach once a week and play music, but we are not disturbed. If they occasionally makes a party they will often invite us for a buffet in return of playing late live music. On the other side is a private villa that for a decade belonged to a British lawyer, but recently have been sold. The new owners could be little noisy with late party before Covid, but luckily some Thais in the neighborhood complained to the police that sorted out the matter. I do have CCTV-cameras, but with a hotel with 24-hour reception as neighbor, and with the house being at the end of a private road, I feel very secure. I live on an southern Thai tourist island, and I feel more secure here - I'm often out partying in the nightlife (when there is a nightlife) - than I felt in some larger town-areas in my home country. The benefits staying in a tourist areas is that there are more police 24/7, who gladly looks after everybody, and you easily can get almost everything you are used to from your home country. The list of benefits in my opinion is long, but also includes the safety of easy access to a number of hospitals, should that be needed. We are all different, so what I feel is great and safe, you might have a different opinion. The best advise before choosing to settle somewhere is the get around to potential places of interest and stay there for a while - preferably also in different seasons, rainy season can be a surprise some places - one's own experiences are so much better than recommendations and photos; however, this is what my afternoon view looks like, now that photos are shared by various posters... I live a very pleasant peaceful, happy life on a paradise island...????

Thanks for your interesting reply; however, there is a reason why Greenland is called "green land", it's because Greenland was green during the Medieval warm period when the vikings crossed the Northern Atlantic in open sail boats and settled on Greenland, and grew crops up there. The sea level was also higher, which is why the vikings at that time could sail into their towns down south in Denmark, areas that today are dry and quite far from water. The Greenland ice sample's temperature chart is here... A Global temperature chart is here, it's not stating any reason for the changes, could be volcanic activity, or Solar irradiation, or something else, just recording some facts... An interesting graph in accordance to my previous post about that people have settled in wet areas with risk for flooding, is the coastal settlements where there are some statistics from US...
  6. The traditional herbal medicine were used for asymptomatic and mild cases only - asymptomatic cases are not ill - a study might be useless if it's not made as a so-called "double blind test", which means that you have two groups, one getting the medicine and another getting placebo.
  7. As Ubon Joe says, get a non-immigrant O-visa. You might feel it's little less complicated to apply for annual extension based on retirement, than based on marriage - you can choose whatever you wish with a non-immigrant O-visa - but extension based on retirement requires a higher financial base, either 800,000 baht in bank deposit or not less than 65,000 baht in monthly foreign transfer. I use the "retirement method" and a 12-month fixed bank deposit of 800,000 baht, and I'm sleeping without worrying about remembering top top up deposit account to mature, or if currency exchange rate brings my monthly foreign transfers under the minimum limit. I withdraw the interest once a year, keeping a clean 800k baht cut in the deposit, easy for the immigration officer to count. You can also use a fixed deposit for the 400,000 baht marriage extension, it's not a requirement to keep the funds more than the two month maturing period, and until you extension of stay is granted, but it might make you sleep better, if you can afford a fixed deposit...????

  13. It's little contradictory. because we ofte read that even you are vaccinated you can still carry and spread the virus, but you won't get seriously sick, or not sick at all. So if that is correct, then being vaccinated is no guarantee for not spreading the virus. So only non vaccinated people will be stopped from carrying the virus on board an airplane, or is the theory about vaccinated people as virus carriers false...????

Dr. Seree hits some very sensible points - and climate do change, it has done that in thousands of years, there was for example a warmer period about a thousand year ago, but we forgot it, or don't wish to know it, because it don't fits well the political agenda right now. It's the same problem in for example Europe, where people have settled along the riversides - and put concrete on the soil - areas where water would flood to during years with increased downpour, or varmer periods where more snow melted from mountains. It's almost every year we read about flooding in the news, and it's like nothing have changed since last time we read about it. Dr. Seree however mentions some good solutions, worth to consider his suggestions, and hopefully act accordingly.

  17. Face mask is a huge problem for at least Europeans - some might not come at all, if that kind of device is mandatory to wear - Europeans have had mass demonstrations against face masks.
  18. So if I understand the article's clue correctly, then one million wealthy expats - called quality tourists" - shall make it financially up for what 39 million "normal" tourists are spending. Wealthy quality tourists might not spend much money in street kitchens and small local restaurants, or hang out in the same pubs where Cheap Charlie used to sit, so the small local vendors might probably not gain much from that move. Wealthy tourists often stay inside the hotel-walls - preferably behind the walls of their serviced pool house - and do not mingle to much with anybody; it's called "privacy", and that's what many wealthy people pays extra for. When heading outside the resort, it's preferably in a limousine with private driver, or in a private boat. Thailand already get a number of these better off visitors - I've seen them - but apart from the Chinese, which are difficult to predict the behavior from, I'm not sure there will be enough of them to save the tourism. From what I've noticed, then wealthy Westerners might visit Thailand for a couple of weeks, fully enjoy their luxury stay, and next time head for another luxury resort somewhere else in the World - there are so many great options available when you have enough funds - but I might be wrong, there might me a million wealthy people just waiting for getting a 10-year visa to Thailand, and come and spend lots of money here...???? I presume that those wealthy expats already living here, or visting regularly - in numbers unknown, but if they use Elite Card, they are about 13,000 - are not included in the future plans, because then they would not be a replacement...????

Yes, you need to pre-book - and in some cases also prepay - your reservation, and make a full agenda for the whole period to obtain a tourist visa, i.e. "you" is your girlfriend, she is the one applying for a visa. "Prepaid" might depend on from which country you apply for the Schengen visa, normally you shall apply either from the country of enter, or from the country where you will make the longest stay in Schengen. I'm Danish, and we entered Schengen in Copenhagen Airport, so I applied for my girlfriend from the Danish embassy in Bangkok, because we - i.e my girlfriend - have applied for Schengen visa there before; we however didn't leave the airport but continued straight to Vienna, but came back to Denmark later and departed to Thailand from there. For those days where I was moving around when visiting Schengen - which among other countries included Austria - I booked, and prepaid, an affordable holiday flat for a week, even that we only used it for a few nights; Denmark claimed prepaid accommodation...???? Edit: PS: If you are also going to visit a country outside Schengen, for example UK, you can apply for a multiple entry Schengen visa, so you can leave the Schengen-area, and return. All visas need to be applied for in the applicant's home country, i.e. an embassy in Thailand.
  20. The local government hospital should be able to issue the yellow WHO vaccine passport, that the guideline where I live, and it works.

If some "cyber tax heaven"-sellers have been selling to almost same price as those paying 7 percent v.a.t. - the benefit of having a higher profit when selling online without paying tax - then it's actually the seller that will pay most of the tax, because they cannot raise the price and sell their items, if they are too expensive compared to same items from other outlets that paid their taxes...????
  22. Money are taxed when they change hand - otherwise you should not be taxed of income, as that money has already been taxed before you got them - so when you buy something, your money moves into somebody else's hand, and is thereby taxed...????
