  3. Being that experienced you should not need a lawyer. Your wife can probably check the paper work and do the due diligence on the land office – like checking name on title deed and any servitudes registered on the back, hereunder mortgage – before paying deposit. Pay the balance when name is changed on the title deed; best is to agree it in the sales-contract, how payment is settled, for example as cash or cashier's cheque.

Yes, but in some European countries income taxation begins with with more than 35% – my Scandinavian home country begins with almost 38% – which is why I mentioned the 5% starting level, as it makes good sense to some. Marginal income tax in Europe can be over 50%, 53% in my home country; so, in that view Thailand will still be a kind of "tax haven"...😊
  7. well so far all we know is that we need to get a Thai tax number if we have assessable income remitted or earned if we are tax residents here and need to file before the end of March 2025. Supposedly new tax forms would be issued by the revenue department this month or next month.Other than that we know nothing else. But if your country has a DTA with Thailand you should be familiar with the contents based on your financial situation. Nothing is very definite here except changes...maybe even a new govt soon. Yes, but that was not what I replied to. My reply was about foreign income not transferred into Thailand being taxed with Thai income tax.
  8. However, depending of you country and Double Taxation Agreement for foreign dividends; for my home country's DTA with Thailand dividend tax cannot be more than 10%. For Thai SET dividends are 10% withheld as tax, you can chose the dividend to become income tax, or settled as the 10% already withheld tax...
  9. That was an old suggestion, not something that for sure happens. So far, it only income brought into Thailand after 1st January 2024 that shall be taxed; however, details about the procedure is to m y knowledge still missing.

Being "unemployed" means that one has enough funds not to work and values time spending money, which seems like unlimited. The latter is like a super-magnet for gorgeous Thai-chicks... Being shirtless or proper dressed like a real billionaire – which mean relaxed, but appropriate clothes – doesn't matter in Land of Smiles. It's the pile of 1000-baht-notes filling your breast pocket – or whereever you keep them visible enought for the chicks if you are shirtless – that matters...😉 Try for yourself, it actually works quite well in real life...👍
  11. You can go to the local amphor-district office with mother and daughter (must be 7 years or older) to get the the documentation for being the father; in that case no DNA is needed. I'm not married to my girlfriend and mother of our daughter. I did the document that way and it was accepted both by Thai- and my home country. The certificate is named: Khor.Ror.11. Easy peasy procedure. Ask at the amphor office exactly what documentation and photo copies they need, it might vary a little bit from office to office. But in general you always need birth certifica, mother's ID-card and foreign father's passport.
  12. The 35% income tax level applies for income over 5 million baht within a tax year. Income tax begins at 5% and jump in 5% steps; so, much less than in many Western countries, except tax-havens.

  16. I (also) had no problem using the yellow house book as proof of address and my DL has my Thai ID-number. However, as so often, there might be differences in procedure in other provinces.

  18. It can be quite handy, to be registered in a yellow house book – including having a pink ID-card for aliens – for example for proof of address for banks, vehicle registration and driver's license.

It's different from one tessa ban-office to another – house book is not issued by the amphor-office, but some places tessa ban-office might be in same building or building complex – some offices request an authorized translation, like Samui where I also lives, while others might wish the translation of the name page of the passport legalized by an embassy. Therefore, always ask first at the local district office exactly what they wish from the foreigner, to be iregistered in a yellow house book for aliens; at some placees they are quite strict and also request two witnesses, for example a neighbour and a government employee.
  20. The house holder – or "host" – is registered be the local tessa ban-district office and should be listed in a house book, in the person is living in the house. I'm for example not listed in the blue house book – cannot, as I'm an alien – and even before I got my yellow house book for aliens, I was the one to approve names to be registered in the blue house book,as I'm registered as "host" – I own the house – by the tessa ban-office. In a house book – either blue or yellow for the house – after a person's ID-number is listed "status", and that will say "host" if it's the person that can approve for other names to be registered in the house book(s).
  21. You will need proof of address in Thailand to open a bank account; for example a letter from the local immigration office, if you not already have a yellow house book. Specifications is up to the local branch manager; so, sometimes you might need a little bit of shopping. Earlier, Kasikorn had a reputation for being vary foreigner-friendly, perhaps they still are...😉
