  1. They can't explain the Covid-prevention's logic either in my otherwise normally considered fairly developed Scandinavian home country, so how would one expect the similar regulations to be logic here...

If your are talking about taking over an existing Thai company limited normally takes a few days and less than a week for needed registration, i.e. change of names of directors and shareholders, if paperwork and meeting report(s) are in order by accountant and/or lawyer. Registration of a new company limited takes about a week, provided all homework has been done.
  3. I've seen numerous forms for download - after paying a fee - they seems to work well. However, be aware that your firend might not secure himself at all when entering an agreement with his wife... Section 1469 Civil and Commercial Code: 'Any agreement concluded between husband and wife during marriage may be avoided by either of them at any time during marriage or within one year from the day of dissolution of marriage; provided that the right of third persons acting in good faith is not affected thereby'. A solution might be to make the lease agreement - or usufruct servitude - with the previous owner, and have it declared as servitude on the title deed at the land office, before the land is transferred into a Thai spouse's name...????

The kind of Khao San Road-visitors won't come back as long as it's complicated and costly to enter Land Of Smiles, and they might in my modest opinion never come back in big lots if the tourism-recovery is based on mainly wealthy quality tourists...????

Profit from sale of real estate is to both my knowledge - and also according to the tax-calculation - income tax, depending of ownership and registered in a blue book, with a deduction in the sales price/appraised value (whatever is highest) based on the number of years owned, and the income tax rate spread over the number of years owned.
  8. It's a question of personal preferences. I would never wish to be inside a gated community depending of both fee and rules, I prefers my freedom with an individual chanote-title plot of land, and being my own master as long as it's allowed by government rules or other servitudes. From a security point of view you can gate and wall your land, and install x-number of CCTV-cameras; just the presence of security cameras might be enough. ????

  13. Being director of a company does not give you ownership over anything, the director is just an employee until the shareholders elects a replacement. To control a company you need the shares that holds the majority of the voting rights. In the long run you might not save anything if the company has no other activities than owning the said property, as it costs money just to keep a shell company running. Yes, Thai nationals that owns companies for property ownership are business matters, most foreigners owning a company for property is for nominee ownership of a property, which seems to be the case here...????
  14. No, when property is transferred to a Thai national, it's transferred out of the company. If you keep the company as property owner, you don't transfer the property, you transfer ownership of voting majority of shares in the company...????
  15. You can use the property tax calculator HERE to check tax and transfer fee. Be aware that in principle it's the company that sells the property when it's transferred out from company ownership, so in principle the company shall be paid, and the income belongs to the company and it's shareholders.

To my knowledge, the last two times when the bank deposit were changed from 200,000 baht to 400,000 baht, and then from 400,000 baht to 800,000 baht, those already staying on annual extension based on retirement were "grandfathered", so they could keep their extension of stay alive based on the original conditions. i.e. bank deposits of 200,000 baht or 400,000 baht, even when new arrivals needed the present rate of 800,000 baht as deposit.
  17. Oh, those defamation laws and keeping face. I always thought that a thesis could be challenged and disputed, especially at university level. Even it was acknowledged several years ago, doesn't mean that new information - or a different view on history - can't come up. What's wrong with for example looking into facts and theories about “Thai Politics in Phibun’s Government under the US World Order (1948–1957)”, perhaps there are something we understand better now in the always unbearably bright light of hindsight?

Yes, and that is the confusing part, as it's also been mentioned that it's the old $100,000 Covid-insurance that has been reduced to $50,000. $50,000 "health insurance" can be problematic for many elderly that cannot use a travel insurance, as they are residents in Thailand (staying more than 180 days), and therefore not any longer resident in a country abroad.

The health insurance problem is not when you are 63 years old, and might even still do some well paid work, the problem begins when you pass 70 and 75, then the annual fee begins to rock so even a modest coverage can cost a relative fortune. As OP mentions i, talking about a modest life-style up Isaan, where retired people surviving an often better life than in their home country on a tiny government pension, they cannot afford the often needed 100,000+ baht a year to pay for even a modest health insurance. Many retirees in that income level will hardly be able to match the 40,000 baht monthly transfers needed for an extension of stay based on marriage. You can for example look at a Dane with basic government pension (Folkepension), which pays around 30,000 baht per month on present exchange rate, and even with a small extra mandatory work pension (ATP) on top it will only add between 3,000 and 5,000 baht extra per month. Just 100,000 baht insurance fee per year eats more than 8,000 baht of the monthly budget, which can easily be 25 percent of a low level retirement income. ????

My "nanny state" pays life-long government pension without the need of ever saving a single penny yourself, or even being employed, or paying anything to additional mandatory work pension - which is small, but comes as extra - and social security and healthcare is free. It's all paid for by the present taxpayers...????
