  1. As above, come here for a year, NOT A FEW MONTHS, and see if you are happy or not.

    Then, while here learn about improting a boat from people who have just done it or in the process of doing it rather than from THAI government websites, or from people who accomplished it a while ago.

    Also, no matter how much you love your boat, look at the cost of selling it back home and buying another one here.

    CUSTOMS can do whatever they want with your boat, just as they can with an imported car.

    The dowfall in the UK, US and Europe are linked

    A percentage of the buyers in Samui were from the UK, US and Europe and were using the increased value of their homes to assist in a Samui purchase, and or basing their Samui purchase amount as a percentage of their home value in the West.

    Also, a lot of the sellers, and now even more sellers, are selling based on their difficulties back in the West, and those difficulties sho up in home prices in the West.

    Also, I do agree the way they walk down walking street they look like idiots. And if you have to put up with very drunk people all night long, people who want to start fights because they are drunk and other confrontational crap on an hourly basis, i'd also be approaching someone with a camera on the front foot not the 'oh i'm sorry, can you turn that off please' back foot. maybe it was a little too aggressive (which i think it came across as), but who's to say he had been having a good night.

  4. For anyone who is whinging about Howard - he is easily accessible and quite happily chat with you in person. Go chat with him about your concerns, however I doubt most are not interested and would rather just whinge online about him.

    Watch the news, and you will see that a great deal of the crime takes place between midnight and 5:00AM

    Very little takes place beforehand.

    Return home earlier.

    Make a greater effort than the next guy and you will find a renter.... AT A MUCH LOWER PRICE than you may have planned on last year/

    For those forced to sell - perhaps 50% discount or more !

    Are there any web sites for distressed sellers who need to sell - That might attract investors?

    Not that I am aware of, but real estate is more local, so advertising locally is more important than on the net.

    Someone in Samui who really needs to sell

    should be in the magazines (expensive ads hurt and may be a waste... but?)

    on all of the bulletin boards of the stores,

    hooked up with all of the local agents even if they are concentrating their energy on development sales,

    notifying all of your neighbors who may have friends who like the area OR might be interested in buying a second property in the same mooban.

    The volume of property going up for sale every week,

    the problems in the West forcing some owners here to sell at any price to take care of problems back home,

    the excess number of units prior to the economic difficulties,

    the exchange rate for Brits, Europeans and Russians,

    all of these added together make a vey sorry situation for RE here. I am happy to be a renter. And, my landlord is happy to have his property rented out.

  9. I have taken deposits for sales of property 11 times for 5 sales. Between 100,000 and 370,000 baht.

    I would really suggest that you ask for full payment for each unit for one month or less.

    You will be getting a lot of cancellations, and in time, you will not be able to find another renter to take the place if it is for a fairly short time period. Actually do business as if you expect them not to show up.

    Thre are plenty of people who will send you in full payment for a month without thinking about it. If you will rent the condo for 4 months, then one month or two mnth's rent would be satisfactory. Don't be nice.

    Pattaya rentals are/have been dependent on the British and European markets, and these two groups are having a lot of difficulties, just when many new units are coming on-line.

    You have done well receiving deposits... I hope that your luck continues .

  10. You mentioned your plans to get married here. What does your wife think about work and / or business here?

    If you have never been here, why are you so interested in coming here and working? Wouldn't it be a good idea to visit Thailand forst for a few weeks prior to making the big move?

    As you are not a speaker of Thai, you will have difficulty finding any kind of work here unless you are hired from abroad with a company which would not expect you to speak Thai. What do you have to offer an employer here?, and in your case, you would need to be interacting with foreigners, as you do not speak Thai.

    Tourism is slowing, and the number of retirees and their spending will slow as well.

    There will be less work here for foreigners as there will be less money available from foreigners who live here.

  11. I bought my first house here in 1988.

    I have friends who predate me here by more than 10 years.

    None of them has ever heard of the government doing anything about companies owning property. NEVER, but they have heard talk about it for 30 years. Talk about it for 30 years, and I will more than likely hear talk about it for another 30 years.

    But, this is Thailand, and there is a lot more talk and very little action.

    And, I have no idea why you need to buy a house.

    Example

    You put down your 10M

    1. I move in next door with my screaming kids and three dogs.

    2. A couple of loud drunks more in next door with their stereos blasting day and night

    3. I like to park my old garbage cars on the street in front of my house, your house, and anywhere else I please.

    4. I also hang my laundry in the street ...

    5. I paint my front wall purple and gray with blue steel spikes.

    6. My dog shits in the yard and I do not clean it up as I am away for a week. You can smell it.

    You try to sell your house, only to learn that there is a very limited second hand RE market in Pattaya. "Limited" on the buying side, not the selling side!

    For a foreigner, buying a house here is like buying a vehicle in the West. The moment you take possession, the price goes down 20%.

    Why? Because the company that sold it to YOU, spent 100,000s of baht marketing it and the moo ban to people all over Pattaya and finally found you. You do not have the resources to spend that kind of money to sell the house, or if you do, then that will bring the price down a great deal.

    As you are not able to find another you, you will have to find the person with similar tastes, but with far lower resources to spend in locating him, you will be well down on the price curve in locating your buyer.

    Rent! Next year, you will be happy that you did. And, at that point in time, you will be able to find property not only cheaper than now, but you will know a great deal more about the city, locating property, and the area in which you would like to live.

  12. I ate there with my gf about one month ago.

    To us, it was no better than acceptable. I was expecting something along the lines of El Pollo Loco, but the chicken was very small, a little dry and the other dishes were not better than average.

    I am not surprised that it has shut down.

    I know some owners of automatics who tell me the same thing, that the autos have great low end acceleration... all the way up to "highway speeds", but then they neither run well at high speed--rpms are too high, and do not top out high enough.

    I have a 14 year old Hoda Dream 100 which I changed the front sprocket from 14 to 16 teeth, bored out the motor to 125cc, and changed the exhaust to a "free-flow" or "tuned" model--I am not sure. For an old bike, it sails along the highway up to 95km/hr.

    I also have a 2 year old Wave 125i which is still stock. I have never driven it over 95km/hr. It is quite smooth and comfortable cruising at 90km/hr. Unlike some of the other more fun-filled posters, I am not a speed demon.

    In time, I will finally make a little effort and get a tuned exhaust for the Wave 125i, and also maybe try changing the front sprocket up one more tooth to see if it is any smoother on the highway, but I might be running out of torque. Experimentation is cheap here.

    Does anyone know if adjustments can be made to the transmissions of the automatics?
