  1. I have a Thai language booklet for construction.... which I think I got from this site.

    Does anyone know of a booklet on Thai language for automotive and motorbikes?

    All the little travel books have sections on bus stations, restaurants, hotyels, etc., but I have yet to see any books which has a section for motor vehicles.

    Any ideas?

  2. I will be more careful about copying....I was more worried about breaking the Thaivisa rules. :-)

    My friend has all 42 bikes out now, and he will stay that way until early March.

    Always look to see if a new model (cc , fi, etc.) is on its way in order not to miss out on any changes.

    My friend tends to buy bikes 3 months to 1 year old, and pays anywhere from 60% - 75% of new price for them. I am sure that Pattaya is very different from Bangkok, and that the economics which lead to 3 month old bikes magically re-appearing at the shops may not exist there, but it might as well.

    If a new Airblade is 55,000, you would be able to pay about 42,000 for one five or six months old. My friend just bought a two-month old, name not yet changed, 135cc Nuevo Elegance for 37,000. He does this all the time.

    It is good to see that these companies are starting to liquid cool the bikes, as we will get more power out of them.

    Now...the old Nouvo had 8.9 horsepower. The new water cooled 135 cc. models have about 11 horsepower. If it has a comparable fuel injection setup that the new Airblade has a 15 % increase in power is 12.65 horsepower,

    I suggest that you rent one for one day and then rent a Nuevo and whatever other automatic bike that you are interested in.

    It is a cheap investment to spend a few hundred baht on a test drive and will give you a good feel of your soon-to-be purchase.

    A friend of mine has 42 rental bikes, and he babies them to no ends. He prefers the Nuevo to the Airblade and so do his customers. He has about 22 Nuevos and only one Airblade. The rest are 125 Waves, Wave 125i, 2 Clicks, 2 Steps.

    I do not know if you are into speed, but the Nuevo now has a 135cc model and it really moves.

    It would be worthwhile to compare the design of the storage compartment on the bikes that you are looking at as well.

    The Honda Air Blade is the latest addition to the fleet of Honda motor bikes available in Thailand at the moment. The Honda Air Blade designed by Kaoru Hayashi and his team is one of the sleekest of the scooter style motor bikes available on the market.

    The Honda Air Blade with its sharp wide beam twin headlights has numerous features that make it one of the best value and most reliable motor bike, the Honda Air Blade is a strong competitor on a highly competitive motorcycle market.

    The Honda Air Blade's 110cc four-stroke engine with built-in liquid cooling is compact but packs more horsepower than a standard 125cc air-cooled automatic motorcycle engine. Ride comfortably, confidently and smoothly at all speeds with the efficient new V-Matic belt-drive transmission that uses a long-lasting reinforced steel belt.

    One of the newest safety futures is the installed Combi-Brake technology distributes braking power between the front and rear wheels when only the left brake lever is activated. The front suspension is what we find with most motorcycles, a telescopic fork with not much to tell about, other that we cannot complain about the road handling of this latest Honda motorcycle.

    The tail light is made up from high power LED lights, which are clearly seen from far away. The new positions of the fuel tank, which makes it easier to fill the motorcycle, but it needs some getting used to. I'm sure you will see many first time Honda Air Blade drivers opening the seat. The new position of the gasoline tank also gives more space for personal belongings under the seat.

    The latest Honda motorcycle in the Thai domestic line up to get the PGM-FI (fuel Injection) upgrade is the Honda Air Blade. At first glance, the new and stylish Honda Air Blade i looks to be no much different than his none fuel injection brother in the range. This doesn't change when you site on the bike as the lightweight and compact dimensions give little indication of the true engine capability.

    But twist the throttle, and rocket off you go, pin the throttle back and it soon becomes apparent which machine you actually on. The Honda Air Blade PGM-FI really does lift its skirt and get a move on.

    The 108cc liquid-cooled SOHC single-cylinder four-stroke engine, equipped with the latest on fuel injection and electronic ingestion and fuel control systems making the ride both fun and very rapid. The engine is both torquey and revvy, making the most of any available acceleration.

    The new for 2009 Honda Air Blade i with PGM-FI (fuel injection) system comes in the color combinations; model NC110AM has "White-Red Deluxe" and "Black-Silver", and model NC110AP has the colors "Precious Golden Brown" and "Rubilize Red". The main difference between the Honda Air Blade NC110AM and NC110AP is that the NC110AM has spoke wired wheels and the NC110AP has light weight aluminum alloy wheels.

    It is work, and also, more buyers will look at and have confidence in an agent in a foreign country.

    You can try advertising in the property magazines. There are a few out there, and a b/w ad will be a couple of thousand for a 1/4 page and a color will be about double that for 1/4 page. You will get a discount for multiple weeks of advertising.

    You can also advertise on the television classifieds.

    All of these are directed at the general population, and not at people who are interested in your area. It is really better to post a very professional sign in English and Thai on your house, in the front of the mooban, and at the local stores. Also, post whatever you can on the street in front, and also let the local shop owners know about it being for sale. You really need to canvcass the area with photos and A5 sheets of info on the house.

  5. I am sure that you are already aware of the current market in housing.

    Town and Country charges 3%

    Dream Pattaya charges 3%

    Many companies want to put their time into selling new condo units as they can get 5% or even 7% from developers, and there is less driving around showing houses on the other side of Sukhumvit to customers.

    Selling a house is hard work and many of the agents have so many houses on their books already which have been there a long time; they are not interested in adding more.

    I suggest that you advertise in the area that your house is located. And, you canvass all of the owners in your mooban. They are already there and have had many friends visit them, so the location is known by prospective buyers.

    Another option is to accept 1/2 down and allow payments for three years for the remaining 1/2 @ 9%. Keep the house in your name, or if it is owned by a company, keep the shares in your name until complete payment is made.

  8. I think the problem with the banks comes from the fact that any cash problem at a bank is not the bank's problem but that of an individual employee of the bank. Therefore if an employee of the bank spots a dodgy note or three it is in his, and his co-workers, best interest if the problem (the dud cash) goes away. The best route for that of course is the good old ATM as there is no proof of the source for the unfortunate recipient.

    Ergo, at this time inconvenient or not I'd stick as far as possible to across the counter withdrawals in 500's and to hel_l with the dirty looks. Alternatively take the 1000's across the counter but list the serial numbers and have someone at the bank sign that they gave you those notes. Yeah, right I can just see that happening - NOT!

    Unless the banks can offer an assurance that dud notes will not be passed out either via the ATM or over the counter it is prudent to take precautions. The risk may be low but the potential for grief, as pointed out above, is great so it all depends on how lucky you feel.

    The Banks have a liuttle stamp which you can ask them to use to stamp every one of the 1,000 notes. They do it with $100 bills for you if you ask thm to, and I see no reason why they would not do i9t with the 1,000 baht notes as well. If they refuse, then ask for 500 baht notes

  9. Yes, its standard procedure in Thailand to check and test everything before buying. If they won't let you do that, then don't buy it.

    Even light bulbs need to be checked, which is why I always buy them in places like Home Pro where they have sockets set up to test them, rather than Carrefour where there is no way to test. Those power saving bulbs are bloody expensive and once you take them home, there is no way the store will replace a dud one.

    I'm sorry the kids were disappointed, and hope you get satisfaction at the store, but somehow I doubt it.

    I returned a power saving bulb to Bog C South Pattaya once. The lady refused and refused and refused... especially because I bought it from the North Pattaya store. As far as I was concerned, Big C was Big C, and I made sure that became her concern too.

    After 5 minutes of every increasing complaining in Thai, she backed down and gave me a replacement.

    I agree that it is very difficult to return anything here, but I have also returned a 35,000 washer/dryer to Carefour for a house buyer of mine because it would not dry the clothes completely.. They argued it was not supposed to, but only dry enough for ironing. I agrued the brochure says DRY and that is what it is supposed to do. I just moved up the chain of command until the boss gave 35,000 credit. That was fine, as we had to buy a replacement washer and a dryer and a lot of other things as well. .... I was fortunate, I know.

  10. Was there something in the news a couple of months ago (this may happen every few years?) about 1/2 of the beach being emptied of chairs and being available for the general public free of charge. ? ? ? ?

    ... or is this similar to the structures off of Walking Street over the water being torn down? :-)

  11. A downward movement in the rental houseing market due to the apparent change in demand? Hearing that P-Town is getting slow is it running over to that market? I cannot tell from looking at rental sights etc.

    Wait until "High Season" hsa passed us by. Rental prices will come down.

    Lots of people will prefer their properties (houses or condos) to sit empty 1/2 or 2/3 of the year and get a 40% higher rent during the few months that the property is rented. This extra income does not make up for the missing months, or even come close, but many owners will do this. If the current financial problems affect their retirement incomes, then they may have to lower rents.

    If you come out here, drive around the estates or look in the condo buildings at the boards, and the boards at Carefour and Friendship, you will find some very good deals. I am paying 8,000 / month for a house that could actually sell for 2.4M furnished. In this case, the furniture--nothing fancy is mine, but with effort, you will be able to find really good deals too, moreso in a house for rent than a condo.

  12. When you change it this time. DEMAND that this is going to be covered beyond the warranty, and if you need to get on the phone to Bkk while in the repair shop to do so, DO IT!!!

    Get something in writing from someone in a high place in Bkk to approve that your a/c will still be covered after the warranty ( 3 years?) as this has been an on-going probelm which the company has yet to resolve.

  13. Look around the entire development. I am sure there are many many houses there for sale.

    Someone there is going to be in worse shape than your seller.

    Also look at the other Ekmongkols, 1, 2, 3, etc.

    For 2.2M+ a little, you could actually find a place on the West side of Sukhumvit (unfurnished and no a/c), if that is what you would prefer?

    Are you familiar with Soi Khao Talo in the rainy season, or at 5:00PM on the weekdays?

    Spend a lot of time looking at a lot of houses in the development prior to buying one. Even talk to people who are in their yards and not selling their houses. They will be a good source of information on the development.
