That figure of 70% suggests the law is completely counterproductive. 30% unoccupation rate is outrageous. The developers have to allow for 30% vacancy (aka NPD) so must increase prices for the 70% they predict they can sell. Why not allow 30% more foreign ownership? It completely distorts the market and benefits nobody. Maybe there's money to be made down at the land offices?

I have to correct myself, in that it is 49% of the total floor space in the condo, not 49% of the units, that can be foreign owned. The law seems to have been amended, repealed then passed again over the years. And there seem to be exceptions for eg Bangkok and Pattaya. https://www.samuiforsale.com/law-texts/condominium-act-no3-1999.html I can't make head or tail of it. I shall put the whole thing in my daughter's name. 50/50 satisfactory outcome. I really would have preferred title in my name.

First time buyer of a condo, though I own a house. I've never given much thought to the 49/51 split of foreign/Thai condo ownership rules, and would have been unable to buy the place I've set my sights on were it not for the fact that my daughter has Thai nationality and hence is able to own it. But it really made me wonder how much of a hindrance this rule is for developers who, having offloaded 49% to eager foreigners, find themselves left with up to 51% impossible or hard to get rid of properties. Doesn't this rule make life extremely difficult for developers, not to mention cash rich foreigners, as it would seem to work against the entire property market?

MFP owes PT no favours. The great betrayal was PT not following MFP into opposition. Laid the foundations for the catastrophe that's now unfolding. History will surely record it as one of the greatest missed opportunities for redressing the deficiencies in the Thai political system ever. Could have completely overturned the status quo and brought to the fore badly needed new talent, new thinking, new ideas. PT ruled by self interest, that's all.

Thais are brought up to believe they are members of the most exclusive club in the world, thanks to one man. But to almost everyone else, it's nudge nudge, wink wink when you mention Thailand abroad. It's the only thing that separates it off from other SE Asian countries. Prostitution is the backbone of the economy, or at least, the tourist economy. Beaches? Thousands available world wide. Food? Standards falling. Temples? 2 a penny. Politicians? ????????????. Corruption? Drugs? Scams? Yeah, no tarnishing needed. Thai tarnish. You've tried the rest. Now try the best.

Well, I don't have the time or inclination to go round collecting information from lampposts, most of which will be out of date in any case. What do you save doing this? A I don't have a friend working for an airline. And I don't get half the information I need reading insurance policies online. Much better to talk to a reliable, honest broker. I'm currently buying a condo. It's cheap and cheerful and exactly what I need. And I'll concede the agencies were useless. Word of mouth, one to one, personal contact. Almost always the best way I've found. But my current condo was via an agent. The first he showed me. But air tickets and hotels, online every time. Everybody's mileage varies. You have a network of info you can tap into. Anyway, it doesn't really matter. I fixed it myself.

Concrete floor paint
Not sure if this has come up before. I have a concrete forecourt. I don't like the bare concrete and have in the past painted it in a variety of different colours with Beger Synotex Roof paint. But I'm finding this has a life of about 2 years. Does anyone have a more resilient product they've used? I've seen TOA has an industrial floor coating but it has 2 ingredients that have to be mixed. But if it works, I might give it a try.

Ever bought insurance? An air ticket? A property? Booked a hotel? Booking.com, Airbnb, Agoda? Their rates are often much better than walk in. Many purchases involve a 3rd party. Even online flight searches through eg Skyscanner end up with an agent, Trip, Expedia etc etc. I don't like using an agent as they will always take a percentage, but that's life as we know it. Or as I know it.

You seem to forget the circumstances of the Speakership election. There was immense wrangling amongst the coalition parties as to who should get the job. Wan was a compromise candidate acceptable to all parties at the time. Yes, he's turned out to be worse than useless, causing this havoc over his mishandling of the second vote. Principle v standing? What means?

They didn't. The CC took the case and ruled it wasn't filed by the people by whom it should have been filed. Why it took them so long to make the ruling, when it should have been immediately apparent, is another question. And why the ombudsman didn't reject the initial filing on the same grounds is also a mystery. Maybe he has a different set of rules. Whichever way you look at it, the MFP got their butts kicked. It's just embarrassing how incompetent they are. They have millions of supporters, yet they still manage to let them down.
