  5. Out in Pratamnak I don't see any Chinese tourists. Maybe their coaches, but that's it. Same in Jomtien on my brief visits. Where have all the Chinese gone? And Russians. Very few of them around now. The Russian bike rental shop I use as a gauge is chockers with unhired bikes. In fact, all I see are Indians and Middle Eastern folk. 4 to a bird and 3 to a bike. And loathed by all the working girls.

  8. That referendum was a disgusting travesty. People were threatened with imprisonment and huge fines for criticising it. "The NCPO banned criticism of the draft constitution and prohibited monitoring of the referendum.   9. Thank you for your frankness. My only interest was really the difference between your account and my friend's. He was in the druggies' "special" section. After 2 and a half years they let him go, straight back to Germany and no return, or not that he can see. He went straight into PTSD therapy. Fine now.

  14. I guess for the less fussy foreigners it could be a boon, but if they're on the wrong side of the 49/51 divide, I guess they'll never get sold. Empty apartments don't weather well. Mould, damp, decay. What a frigging waste.
  15. I had a similar break point reaction when rage went into murderous overdrive. Lucky it just lasted a few seconds, but as humans, when attack mode takes over from defense - well I'll say one thing for it, it clears the old head! Everybody backed off and we all walked away unharmed, but a lot wiser.

  17. I totally agree, but I'm extremely partisan as I've just come up against a full quota in a condo in which I have a serious interest. I wonder if what you say is correct regarding 1000s of unsold condos due to restrictive ratios. I only know night time during covid, of course there were very few apartment lights on all the way down Jomtien Beach road in those immense blocks back from the beach and beyond. Course, that was exceptional. Now, I don't know the situation at all. Same up at Na Klua. Are they 25% empty, conservatively speaking?
  18. How are condo quotas connected to land ownership and business ownership? Ok, they're all restrictions placed on foreign ownership, but the condo issue stands apart. It's regulated by the Condominium Act, 2008. Other laws govern business and land ownership. The fact that the ratios are the same is coincidental. Whatever the reasoning, nobody here has yet come up with an answer as to why the ratio exists for condo ownership. It obviously offers a measure of control for the developers, but do they really give a hoot to whom they're selling? I really doubt it. So, was it a business decision, a paranoid keep Thailand Thai decision, or a what decision?

  20. Somebody else dragged in the labour laws. It's not relevant. Nor even connected. Likewise land ownership. I simply don't get the reasoning behind the condo ratios. Maybe it's something Mr Taweesin might look at. After all, it's his line of business.
