  1. You mean like they did during his first 4 years? The administration that came after anyone who represented a threat to their power is on the way out the door. Not on the way in.
  2. My suspicion, having tuned in here for over 10 years, is that YMMV, depending on a lot of variables, including which land office the OP would be dealing with. One more reason to hire an attorney to discuss their options.
  3. If they convict the guy, every death that happens while able bodied guys sit there watching and not acting to stop it, is on them.
  4. How robust is the power grid on Phuket?
  5. It's also funny how one group sabotages a plan, then blames the other guys for the plan going tits up.
  6. If she pre-deceases you, why not "sell" the properties to her grandson within the 12 month limit, with him giving you a usufruct on the property? In any case, I'd get a lawyer that you trust, before the events that may sweep away reason (and get any other Thai relatives sniffing around with greedy intent). Edit: I'm not clear on what happens if she gives you a usufruct on the property then dies. Can you own the property and lease it to yourself, even within the 12 month period? That's why I'd suggest discussing your options with a real lawyer, and not an anonymous AN "expert".
  7. Is Patel on CCTV stealing women's luggage at airports? If not, he's 2 steps above Biden appointees.
  8. That seems rather excessive. I recall paying a small fraction of that to stay in very nice digs on the island. And beachfront. Edit: Unless, of course, the rooms came with organic bed warmers and hot and cold running sheets.
  9. Why is it that you can have Black Teachers organizations, the NAACP, NABJ, and hundreds of other organizations that exclude whites, and that's all good. But if the white folks do it, it's fomenting hate? Maybe it's not about hating Blacks. It's about being left out. White folks wanting their own safe space...
  10. Trump-Hating Celebrity’s New Home Reportedly Wrecked By Flood After Fleeing America Former talk show host Ellen DeGeneres’s new home in South West England was wrecked by floodwaters days after DeGeneres fled the United States after President-elect Donald Trump defeated his Democratic opponent. https://dailycaller.com/2024/11/30/ellen-degeneres-home-cotswolds-england-flood-trump-election-portia-di-rossi/
  11. Just more liberal tears. Lashing out at anyone who doesn't agree with you.
  12. Or, she may have been offering a helpful suggestion that by the time the ticket sales open up 30 days in advance, all the seats will probably be sold out. Best to buy what's available right now and burn the $5 worth that they won't be using.
  13. I wonder how long we'll have to put up with the liberal tears?
  14. So you don't figure X or Tesla or Space-X have incorporated in the UK?
  15. You're forgetting all the Repubs who called out Trump, even before the election. The dozens who claimed to be voting instead for Kamala... They were revered by lefties. The difference is that the Dems are pissed off because Biden has just revealed them to be a bunch of lying liars who lie. It'll be years before voters believe any election year promises made by a Dem.
  16. If it wasn't for traitors like him, we'd still be fighting in Vietnam.
  17. Trump has every right to call out the blatant lying of his political foe. And, by extension, to call out the lies they told about actually securing the border. And handing out reparation money, for votes. And forgiving millions of student loans, for votes. And... And... And everything else they lied about to get votes. Promises they had no intention of keeping. On a scale of 1-10, Biden pardoning his kid barely rates a 3. But the fact that he repeatedly lied about it (and his connections to his kid's antics) should put him dead worst among the list of American presidents. Not to mention, unpopular with his own party that he just knifed in the back. It'll be years before voters believe a Democrat candidate.
  18. Trump is "getting off" because the charges were bogus and the prosecutions were only meant to keep him from being elected. They'll never stand up to the appeals process. And now that he has been elected, the purpose of the prosecutions has gone by the wayside. Hunter did it. And more.
  19. She needs to head down to the local seafood market and pick out a nice shark for dinner. I hope she heals up nicely and it's just a vacation story she can tell for the rest of her life.

    Bangkok parks

I wouldn't trust information from a website. They're often out of date. And I wouldn't flinch at paying a buck to go to a nice park. It keeps the crowds down if nothing else. And it's more likely they'll maintain and clean it. Though my normal go-to parks at QSNCC and Lumpini are very well kept and free. The one I always pay for is the Golden Mount Temple, for the view of the city. It's gone up to 100 baht, but still worth it when the top deck isn't under construction.
  21. Mel Brooks said it best (if not first)... It's good to be the king.
  22. That's when I generally went to work in the morning. Had to walk through Asoke's Soi Cowboy to get to the office. That was quite an eye opener. And since I generally woke up at 4:30 during the week, I'd usually be looking for a 7/11 coffee by 5:00 on weekends. It's a great time to be up and around and see the world's gears start turning for the day.
  23. It will be interesting to see if it stands with the wording that pardons him for any and all crimes, whether they've been exposed yet or not. I'd be surprised if that stands up to judicial scrutiny. Not that I claim any legal expertise, but it just sounds dodgy. I can't imagine that's what the framers of the Constitution intended.
  24. You apparently didn't read the Hur Report, nor the House Committee records on the Biden Crime Family investigation. He's got plenty to worry about, right after his protections as the sitting president end. As a practical matter, there was no way they could impeach him with a Dem majority in the senate. Once he's a private citizen the gloves can come off. Keep in mind, the Hur Report just recommended not pressing charges. That recommendation isn't binding on the next DOJ. You really ought to read the House reports if you want to know all they have on the Bidens. Not just Joe. And now that Hunter can't stand behind the 5th amendment protections, they can haul his butt in and depose him. But they need to do it after the blanket pardon, so he can't lie and get away with it.
  25. It certainly vindicates a lot of voters who chose Trump because they didn't believe the lefty lie that they'd actually do something about securing the border, and not throw it wide ass open again once the election was over. This reversal is going to be fodder for the Repubs (and conservatives) for years. Great job, Joe...
