    I think I have another week before a Thai person steps in and shows intention to buy.

    A week is not enough time to open a new company..it can take up to 6 weeks.

    Plus you must take into account all the possible pitfalls I have mentioned previously. 

    If you really want the land, and you only have a week to make an offer, then your only recourse is to buy in a thai persons name. But of course then you have a huge trust issue, so personally, even though it might hurt, it would be prudent to walk away for this (IMO).

    Yes possible to do, but lawyer still required as there must be due diligence done on the company. It may have taxes owed, unpaid loans, asset liabilities etc.

    Also still a time consuming process as old directors/shareholders must be taken off, and you and your shareholders added to the company.

    Plus the last paragragh of my earlier post would still apply.

     

    It is easier if the land/asset you are buying is already owned by the company, then it is just a matter of changing director/shareholders, but still must do due diligence as described above.

     

    It seems you are new these proceedings, so be careful on whatever course you take.

    Agree with this 100%. Setting up a Company (especially with a foreigner involved) is not an easy process, and not something a thai business man would be able to do, therefore a lawyer is really the only entity that can do this for you correctly. Also you must research this before going ahead, as to preferential/non preferential shares, other shareholders/director, voting rights, tax implications, Accountant etc.

    Also most importantly who will be the person that actually has the authority to transfer the land at the land Office (as a foreigner you cannot), so the company and its assets, will be wholly owned by them, for the duration of the land transfer....There are many pitfalls with having a Thai Company, so beware. It is also a time consuming process.

    Your statement is a bit over the top, but yes it is true that many NZ'ers are going to OZ for better wages, plus the probable law change that covers kiwis for health/social services while in Aussie.

    But on the flip side NZ is starting to get many Aussie tourists now that travel is easier.

    Yes had  some small claims---no problems, but this my experience only..others maybe different.

    One VERY IMPORTANT thing is the need for a Thai Licence.

    Most insurance companies don't tell you this, but if reading the very small print it is usually a requirement to make a claim.

    Depends on the landlord. For me personally I include it in my apartment rentals, but usually do 50/50 on my house rentals. I have standard contracts (that I made myself) and just massage them a bit for each new tenant and circumstance.

    Haha to the first part, and the 300 baht tax has been delayed indefinitely (and nobody really knows what it is for, or what/or if it will cover health related issues).

    Dont be silly mate...it is nearly 2 rai, and enough for at least 6, maybe more homes. Many new devlopment, middle of the road, standalone houses are only 80-100 sqm of land.

    (if townhouses then double that figure).

    If Tuesday is not a public holiday, is there another reason you know of that Jomtien IO will be closed. This is important, so thanks for any info please.

    Of course--it is now CANCELLED, and can never be used again. Your new passport is your only travelling document now, but if you do not get your Marriage visa/extension transferred into the new passport, then the old passport can be shown as proof of when you arrived in Thailand (as your TM6 is tied to that passport and they'll stamp you out on the new passport), but as someone else mentioned if you come back to Thailand, then you will need to start the Non-O nonsense from scratch again.

    You are not understanding this correctly.  A month can start on any date (not just the 1st). ie: 20th Feb-20th April.

  14. Need to find a driving school in Pattaya (for 19 year girl who has never driven before).

    Talked with "Advance Driving School" near BPH, but their 15 hours driving course is 5 hours a day/3 days.

    Looking for a school that spreads the driving lessons more (maybe 1-2 hours a day).

    Any experience or information of driving schools in Pattaya gratefully received.

    When I had my Moderna booster last month at BPH (after 2 AZ), I asked the injector nurse the same question.

    Her answer was that the 1st, 2nd and booster shots are all the same dosage.

    As others have said in the thread, the cost involved is dependent upon the Sheets you use.

    Coloured Sheets are more expensive than plain Galvanized Sheets, and they are available in various Gauges of thickness, as is the Insulation .

    Another factor that is overlooked, is that if you require the old roof covering completely stripped, then that is an additional cost

    I suggest you look at the sheet prices for what you intend to do,add the cost of stripping the old roof if you want that and then add the cost of about 6 Guys @ 700 Baht per Day for 3 Days for your work.

    Sorry to sound vague, but there are so many variables in your request

    The larger thinner Tiles you refer too in the photo are actually Cement Fiber Roof Sheets and usually come either 4 mm or 5 mm thick., with a cost of about 50 Baht for one about 1.2 Meters long X 700 mm coverage wide.

    In my experience these are also an issue due to their weight, and the expansion /contraction of the Steel.

    These Sheets are ok when first installed, but as time goes on they become very brittle ( as bad as a Cream Cracker ) and when the roof moves they crack from the holes where the screws hold them down, because the steel moves, and the sheets are so heavy they cant

    I stripped an entire Apartment roof ( 40 M long x 7 M deep ) of these sheets due to the large amount of leakage and another issue which was " sagging " of the sheets due to their weight.

    This caused the ends of the sheets to lift, and when the wind blew, it blew the rain right up under the sheets causing a massive problem despite a 250 mm overlap.

    The Apartment roof was recovered with metal sheets, and no o problems at all since, as the sheets are also Metal and Expand and contract with the heat, as well as being flexible enough to sit correctly after any movement.

    Yes, these Metal sheets are a little noisy when it Rains, but they are available with sound deadening foam on the underside, which can also help a little with Heat reflection from the Sun, and are available to custom length, thickness and colour

    Just my 2 Cents

    From the work on your own roof, what would you estimate the cost to be on a 3 storey apartment building of approx 400 sqm, using the metalsheet with foam underlay. Lot of labour involved, danger at that height and scaffolding rental cost. Thanks if you help on this.
