Small dual pricing story.
Farang friend and his family went to Nong Nooch a few days ago. It is advertised as free for Chonburi residents at this time.
Got to gate (his family fine obviously). He was told only Chonburi people. He showed his yellow book with darkside address. Sorry only ID card. He showed his Pink ID (which is in Thai). Sorry farang have to pay, only Thai free. He was f__ing furious, kids cried.
His only revenge was stopping his car for a while at the gate so others couldn't move forward.
Right or wrong, it is a shame this sh__ happens.

Yes I have an extension based on marriage RE Entry Permit valid until 21April 2020.
Was due to fly 29_March then Covid intruded.

As others have said, your extension finished on the 21st April, and as the re-entry is tied to the extension end date, the re-entry is also not valid. The Thai Consulate are wrong on this.
Also contrary to your belief, the amnesty only applies to certain people inside Thailand at this time. So sadly you will need to start the process of entry into Thailand all over again, but this will probably not be possible for 2-3 months at the earliest, so you have time to figure out what is your best course of action to achieve this. I'm sure others will be along to give you some hints on this.

I feel we all should give up on giving this OP advice. He obviously has his own ideas, and is clearly not listening to mostly good advice and ideas from other posters, so for me 'au revoir'. Some people are just not worthy for help.????

I buy a house for 100k or whatever. I own a lien on the house for 50k, or my wife owes me 50k via contract to be paid whenever I see fit.
So she has the house and is 100k up, but she owes me 50k.
The contract will stipulate settlement terms. It would say something like, in the event of separation the owed money is to be paid within 1 year or the house is to be sold via a named firm of solicitors via public auction, proceeds to be split 50/50.
As far as I can see, so long as foreigners can enter into contracts in thai law, then why doesnt this method work?
Can we have a bit more thinking, and a bit less of the usual "its thailand you will lose everything " because I find it really childish, repetitive, and most of all ignorant.
Is there any law that prevents such a contract from being created?
But to answer your question, yes certain contracts can be drawn up through Lawyers, so as you seem to have it all worked out, I'll leave my advice as is.
PS.. And if you read my earlier post, I did not say you will lose everything. I said anything to do with land in thailand is very complicated for foreigners.

You are asking many questions here, but you are obviously very uninformed of what is possible in Thailand, or have not done much research.
#1..as others have said...without her name being on the title deed (Chanoot), then you haven't got any security at all (or has she for that matter).
#2..very very doubtful that any bank will give you a loan..so that is not really an option.
#3..In Thailand the Chanoot covers the land only. The Land Office are only concerned with the appraised price as it's value is used for tax purposes. So the only way to do this is have the Land Office register a mortgage (you and her choose the figure) which is actually recorded on the Chanoot. In this way she can not sell the land legally without you signing off that the mortgage has been paid off (this is probably the only legal way for a foreigner).
BUT, if you are really worried about this is 5, 19, 20 years, then I suggest you definitely have a rethink. This is a very complicated area for the uninitiated, and you, as so many others, can get burned easily.

As I mentioned in post #23. The police contact the Embassy once they have finished their initial report, ascertaining his nationality. There is a proper protocol for this. The Embassy will appoint or send an official to Pattaya. The passport will be given to the Embassy at that time, but not any other documents or personal effects.

As other's have mentioned, some visas (or extension of stays) require the person either deposit 800,000 thb in a Thai bank account, or show papers of income when applying. Such an account might be separate from one used for monthly personal needs or ATM walking money withdrawals.
While I admire your willingness to tie up all the loose ends created upon your father's death, I feel you may be taking on a burden that doesn't require your involvement (and may even lead to fraudulent bills being sent your way). Unless there is something big/important that requires your participation I might suggest you just let matters lay as-is and let them sort out on their own.
As someone familiar with these type of affairs, I agree fully with the last paragraph above.
Even if you were in Thailand, which obviously won't be possible for a long time due to C19, the process of dealing with the Police (death certificate, and they will have taken important docs/passport from the room), Hospital (possibly an autopsy), Embassy as a liaison between all parties, Lawyer possibly involved and of course the Thai Court system, would take months, and seriously your health would suffer.
So as the funeral has been taken care of already, I would advise not to get involved anymore, unless of course you need the money (that may, or may not be there). But even then, a bank will not release funds without a Court order, which can take up to 6 months, taking into account all of the above.

Bit of an off topic post really, as these type of accounts are basically only open to Thai citizens, and only 1:1000 farang might be eligible in some way. So this is not somewhere for guys to park their 800k for immigration purposes.

Just one of the harsh truths in this country, by switching to such visa or accepting it, life can still continue. I mean it is solvable for 30K baht a year.

Firstly, yes they are both eligible. As for the airfare..that's a good question, as I don't think anybody on TV has addressed that yet. As for the 14 days quarantine, I believe that is covered 100% by the government for Thai citizens (unless they are allowed to quarantine at home, but unlikely). So a good start to your post I think. At this time (until 30th June), with the possibility it could be extended again, no international flight passengers are allowed except for Thai citizens and essential personnel. No foreigners (except for diplomats, and essential personnel) are allowed to enter (doesn't matter whether you have WP's, Family, Covit/fit to fly certificates, Insurance etc, or if your employer tells you to come back to work).
Yes it obviously sucks for the many people caught under this rule. Therefore the earliest people falling into this category will be allowed to enter is probably late July or early August, and that's providing there is no 2nd wave. What restrictions or quarantines will be force then is anyone's guess.
PS. Apparently any exceptions to the above rules can only be approved by the PM.

Actually maybe you shouldn't judge from what one member says, and tell people to avoid!!
I have been using FORD Pattaya every 6 months for 3 years. Found them to be very good. Bookings are easy to make, they even call to confirm. You can watch the mechanics doing the service through the waiting room window. Two warranty issues I've had, have been fixed immediately.
I believe Ford Pattaya did not have a good reputation a few years ago, but they have definitely upped their game.

Because of the huge problems in Nissan Japan over the Ghosn affair, then yes Nissan does have monetary and management problems in japan, but whether this would affect Nissan worldwide (ie: thailand) is unknown.

You said you have an agent, as I do (and probably most people). I just pay my agent for all my policies and they pay the insurance companies involved (medical or otherwise).
No need for 2nd bank accounts etc. Thats it--problem solved.
