    Hue Yai started to enforce it about four years back they now send out a demand note to all houses  in January every year.

    They came along and accessed our property for valuation and also back dated the first payment to when the property was built.

    They look at the total built up area also any outside buildings even the swimming pool if you have one. We have a very big place on a large plot but the tax is still not more than 5000 baht a year. 

    Yes, this might fit what we understood from accountant so far. Old law, to be applied retroactive for everybody, houses and condos. Specifically mentioned Pattaya. Maybe some others have even more details. Thank you. MS>

  3. Well, taxes are pretty common all over the developed  world and we can not assume that Thailand will stay behind the world-of-taxes forever. My property taxes in FL are higher than a monthly rental here for a great condo.

    Still hoping for some feedback from people who know about that new situation :-)  MS>

    A friend just showed me a letter from Pattaya City Hall, supposedly, that announces some kind of new property tax for condos & houses.

    He called his accountant who confirmed there was some "new" taxes  (property?), possibly retroactive, for privately and company owned houses & condos.

    Unfortunately via phone it was not possible to extract details, so maybe the greater TV community has some details before the accountant

  5. Anybody with a good hint for good, not sweetened OJ at fair price? Buying in bulk, Makros brand used to be quiet good and fair priced, but has disappeared from the shelves, it seems.

  7. Anybody has experience building/installing small, simple (2-3 Pers.) lift 4 stories incl. gr. fl.? Easy outside access/building.....Any ideas about possible cost, contractors etc.?

  8. Presently driving by taxi, misc. private drivers, to BKK and back every other day. Terrifying, almost every single one tailgates at often less than 10/15 meters distance at speeds up to 140km/h. These people belong locked up. Combined with their total ignorance, arrogance, dumbness, disrespect, often overtired or on drugs or alcohol, the next horrific accident is just around the corner. Yesterday, close to Pattaya a car in front, cut 3 lanes across and the car in front of ours only avoided crashing by pulling off to the side. 3 min. later the moron was not 15 meters from the tail of the car in our front. Speech- and hopeless. MS>

    The fact that you are facing your problem and are asking for advise is already a first step and fantastic. I have never touched alcohol, but seen what it can do to you in my night-clubs and here in Pattaya especially :-) 

    I believe there is a AA group in Pattaya, google it. Certainly there is one in Thailand. I hope others with better info come forward to support you. I feel, you might control the habit yourself: intelligence and will  and admission are the first steps. You have done that.

  11. Any hints where to find a smallish, personal Italian restaurant in Central Pattaya. Authentic, simple

    Italian dishes, prepared with love and not @ 480.-- a plate. Fully aware that good food costs good money,

    but some of the bigger places are just going over the top and are not even very good.  Max used to

    have a great little place near Soi Exite.....Thank you.  MS>

    Thank you all. It seems that the 24 hour reporting of address rule  for owners, if he uses his house/condo  himself, or for owners to notify if he has guest is valid and being enforced. No matter what visa you are on. 

    From now on the first trip will be to immigration, the day after arrival. Thanks for all info. The office to do so is left side coming into Pattaya office, with a very friendly and supportive young lady helping and accepting forms.  MS>
