good news with luck the Thais might clean up the mess the US made of this wonderful country during there RnR visits way back.

It appears you are referring to the R&R from the Vietnam war, which ended in 1972-3 with the pull-out of most US soldiers and in 1975 with the defeat of ARVN. That was 40 years ago--gee those dens of inequity surely have managed to hold on during that time. It appears you or anyone else has had enough time to clean up the mess--that is if you wanted to.

I suppose it is only fair to point out that the US and other nations' navies have had R&R in Thailand since then--but I suppose that is, at least in part, because those dens exist.

And, of course, you must know that the US population is not even closely represented in Pattaya--as bar-owners or patrons--in relation to other nations' citizens--like Germans, Brits, Aussies, Russians.

Americans have ZERO interest in Pattaya, and for the most part Thailand,

For the white people posting derogatory comments about Nigerians in Thailand, I would think twice. We're in a country where as white people we're often unfairly and ridiculously stereotyped by our hosts, the Thais. Maybe some of us or even many of us deserve some of that. But not all of us. Be careful about judging all people as the same based on a superficial thing like skin color, ethnicity, nationality, religion, etc. I doubt you appreciate it when it's done to you and believe me, if you're white, it is done to you in Thailand. Treat others as you want to be treated yourself. People who are actually being criminal, that's different, regardless of the group they're in. Even it is true (and I'm not an idiot, perhaps it is probably true) that Nigerians in Thailand have a high rate of criminality ... again not fair to prejudge specific individuals and not fair to judge all the many millions of Nigerian people back in Nigeria based on that either.

Thats the thing you can be sure there an equivalent 'why so many farangs?' thread on the Thai forum somewhere. Im going to seek out these elusiv Nigerians cause I've been in Pattaya for a month and havent seen any.

I have. And my post above is exactly what I was told directly from multiple Africans I've spoken to. You can ask them yourself, they are not shy about what they are doing there, or in Bangkok. They are just trying to make a living by easy means.

The problem is that you probably got a discounted rent for signing long term. Now they have to go through the hassle and paperwork of setting up a new tenant.

They don't charge Western prices because locals don't go there, but because there is enough demand to sustain the prices. Do you seriously think they would lower their prices for locals? Get real. Locals don't go there because the prices are too high, not vice versa as you as suggesting.

Actually it is vice versa. They built the place to western standards in order to cater to westerners. At western prices.

Well In a way its easier to sell a video than the real thing where actual quality comes into play so I can see how people get talked into it.

I can see why one would want to be a developer. Just make a video, open a kiosk and start raking in millions of baht in up front payments. No slander allowed against you either

Whenever a a real estate agent suggests that I buy off plan in order to flip it for a higher price I just want to cringe.

This creates an artificial demand which causes even more unoccupied units to be built. It's the same greater fool mentality that led to the collapse of the US housing market.

This also leads to developers putting up crap with little quality control. They made their money in the off plan selling phase so they are eager to wrap things up and move on to the next one.

Cambodia doesnt have much middle class. If youre not living in the slums its assumed you're a wealthy diplomat.

I haven't seen much of that in Thailand. Maybe if you find something in such bad condition that its basically unliveable.

Imy planning ton buy a condo and yes the offer will be low. Not because im a speculator it's just that I'm careful with dropping that kind of cash on property that possibly cannot be rented or sold.

Have someone flush the toilet once in a while. I looked at a condo today that looked like it had been sitting empty for years. The toilet had dried out and smelled like sewer gas was leaking into the whole apt.

It's changes mostly for the worse. Fewer Russians, more Arabs, more rats on beach road, more gangs and graffiti in Jomtien, more people, cars and traffic.

Was better 5 years ago back when Ca Wow was open.
