the pressure should be released within seconds.from your description it appears the valve may have to be replaced due to age, deposits etc
If the valve needs to be replaced, surely it would be the landlords responsibility as this has nothing to do with the tenant as it's a fixture into the building of the existing plumbing? Maybe I'll just buy a new bum gun and ask the condo technician to fix it.

After the valve is closed release the remaining pressure and water left over simply by activating the nozzle. The remaining pressure/water will be released.
How long do you have to hold the lever to activate the nozzle to release the remaining pressure? I held it for over a minute after closing the bum gun valve, and the water just keeps on dripping out of the nozzle at a decent pace. If I stop holding the lever, the water just keeps dripping down the side of the hose. The bum gun valve has been fully closed. Do I also need to fully close the next valve that supplies water to the toilet cistern too?

Try turning off the valve for the bum gun until you see no more water trickling, then replace with new. Some valves are frozen solid by scale though.
I don't entirely agree with "not bothering the landlord". The landlord is supposed to rent out facilities that are in working order.

The problem is, even when completely turning off the valve for the bum gun, the bum gun still leaks water the exact same as when the valve is on. I would've thought turning off the value would stop any water from going into the bum gun therefore no leak from it.

Those things are so cheap and easy to change yourself (literally couple of minutes) its hardly worth the bother of scheduling someone to call round.

Does the technician need to turn off all the water to the whole condo room from the valve outside or can you just turn off the valve for the bum gun next to the toilet when changing it?

If the bum gun in the bathroom is leaking / broken, is this the owner's responsibility or the tenant's responsibility to buy a new one and put the new one in? I would've thought it's the owner's responsibility as the tenant has moved in and it was in working state. I think the tenant's responsibility is only for changing light bulbs if they become fused. Correct me if I'm wrong?

Unless they were wearing police uniforms, I doubt they were actual cops.
They were wearing police uniforms and also traffic police uniforms and they had their police car parked just behind the Bentley, therefore you would assume they were "actual cops"

How much is the going rate for cops to be personal bodyguards / escorts? Is it an hourly rate, daily rate or monthly rate?
I'm curious to know as it got me thinking after a few days ago I saw a few cops doing this for an elderly Chinese man getting out of his Bentley before leading him into his Chinese restaurant. I presume he's the owner of that Chinese restaurant right next to Royal Garden Plaza on 2nd Rd. The one with two expensive luxury cars parked in front of that restaurant. Anyone here knows the costs involved to hire their services?

Yes, there definitely have traffic police in Pattaya. They are playing personal bodyguards / escorts to rich folks. Saw a couple of them doing this to the owner of that Chinese restaurant right next to Royal Garden Plaza on 2nd Rd a few nights ago. The one with two expensive luxury cars parked in front of that restaurant. Wonder how much it costs for personal bodyguard protection by the cops. Anyone here knows the costs involved to hire their services?

Do they still charge fee, I remember it's cheaper to get some USA dollars to pay, than pay in Thai money, can't remember what the fee was but paying in USA dollars was a lot cheaper.
$40USD and $1 overtime fee on weekends, but I don't bother with that. I just get the eVisa for $50 plus a bit extra for credit card fees on top.

It paid for itself in a few months. Not going to be the same for everyone though.
How did it pay for itself? The smarter more cost effective way would've been to do METV for a few hundred bucks every 9 months.

Can I renew my OZ passport while in Australia, my reentry permit and extension of stay will be on the old passport
Of course you can renew your Oz passport while in Oz. There are 10's of thousands of Aussies who do that each year.

There is a requirement for all children travelling overseas without both parents to carry parental permission.
Never thought about this before. I would imagine this would be the same requirement with every country around the world, doesn't matter on nationality of the parent or kid or which airport in the world you are at, correct?
What happens if one of the parents has passed away or one of them is a deadbeat who disappeared and wants nothing to do with the kid? What happens in those circumstances at any airport around the world? Kid can't fly and has to stay in whatever country they are in?

One more thing, you can only apply for an extension of stay one business day prior to your stamp expiry at Jomtien. Don't waste your time like I did multiple times trying to apply earlier:

Pathetic and completely pointless pantomime, isn't it. A total waste of everyone's time. I used to do that at Mukdahan despite being married to a Thai and living here for over 25 years. My sister in law went to live in Hungary with her Dutch husband and they were given five year visas. No cross-border for five minutes nonsense, no reporting to anyone, just allowed to get on with their lives.
Exactly, a complete waste of a day and money having to do that. They should make it easy for the under 50's to stay in Thailand and spend money here, not having them to go in and out every 90 days when on a tourist visa. A one year tourist visa without having to leave the country would make sense and easier for tourists to come here and spend their money.

SO my neighbor in the guesthouse was telling me about his recent visit to CM IO
He was on a 60 day tourist visa and was asked for a TM30 to get a 30 day extension.
Is this a new thing in the past a receipt of accommodation was enough, some have suggested IO's even ask for a key but as many pointed out most guest house and hotel do not label their keys anymore as security, so its just a random set of keys in the street if someone finds them. Now he is going for a visa run and the bus company is saying he must bring a TM30 for that also he is just doing an IN and OUT to get a 30 day visa waiver on arrival
I may also do a 30 day extension in CM to my 30 day VOA but it seems strange that Immigration may be asking for TM30's
Did he just get unlucky and get a IO who did not know the difference between certain parts of his anatomy?Am I going to have to aske GH for a TM30 instead of just my usual receipt of accommodation.
Is this the Thai kneejerk to doing away with their valued TM6 Arrival/Dep card?
Thanks
Nothing to do with TM6, which is still needed for any land crossings.
TM30 have been around for soooooooooooooo many years if you wanted to extend. Soooooo many years prior to Covid. I recall needing to do them in 2017 onwards for extensions.

Can do it all within one hour or less. Exit Thailand, enter Laos. Walk around the other side to exit Laos then enter Thailand. Ask your taxi driver/Grab/Indrive driver to wait for you on the Thailand side for one hour. He'll be very happy to have a fare back to Udon Thani airport rather than waiting a few hours or not getting a fare at all back to Udon.
You can get an Indriver dude to do the round trip from Udon Thani airport and back for around 800 baht.

But they will shutdown automatically after something like 12 months inactivity. Made the mistake when I moved home for a few years and did not maintain activity, and then it was a MASSIVE PITA and really expensive to reopen one with the same bank!
Is that for all banks or only a specific bank?

I am of the view that opening any kind of bank account is going to get more and more difficult with the relentless KYC requirements.
It costs nothing to keep an account open so why not just leave it open, you never know when you might need it. At the very least no harm could come of it. I am actually the complete opposite to you- i have 2 Bangkok Bank accounts and 2 Krungsri- Now i solely use the Krungrsi ones, but maintain some funds in BB to keep the credit card, not that i ever use it, but its there in an emergency. Actually last week i had to send off payment details for Govt payment, and a day later Krungsri called me to cancel my card due to an unauthorized transaction.
Luckily i still had the BB credit card so i could immediately replace the details for the payment.
Sorry for the long winded blurb. Personally i just dont see the reason in not keeping them- costs nothing or next to nothing and with online APP banking its very easy to manage.
Isn't there a minimum balance required to be kept in a bank account at Krungsri or Kasiborn and if there are no transactions within a certain short period of time, it becomes a dormant bank account plus then you get charged monthly fees until all your money is wiped out?

Hi all, a recurring question. When I arrive in Thailand , my condo office always declare me online which I keep a copy for my extensions. Over the last 8 /10 years in Jomtien, after enquiring at immigration on Soi 5 , they said I did not have to re -do a TM 30 if I hadn’t been outside Thailand and hadn’t changed address, I had been told by my condo office but wanted to make sure. A guy on the Phuket forum said I was wrong, even a trip to Bangkok you have to .
Hard to believe I never had a problem with all my extensions etc all these years as I travel a lot around Thailand every year.
ps,it was the Phuket FB where I was looking for old friends. Thanks .,
Not sure about if staying in Thailand and travelling internally. But if you do leave, each and every time you come back to Thailand and stay at the same address even on the same visa, you must do a TM30 at Jomtien Immigration. Don't listen to some dude in Phuket, you are not dealing with Phuket immigration.

Ladyboys are getting a lot more brazen these days to target a man who's with his Thai "companion", or was the Thai "companion" in on the act and friends with the ladyboy?
A 51-year-old tourist from Korea, Mr. Seongmu Heo, along with his 43-year-old Thai companion, Ms. Surat Konin, found themselves ensnared in a daring incident of theft in Pattaya.

Why are they asking you for 100 baht when exiting Laos? I was once asked for 20 baht when exiting Laos the very 1st time I went there, whereas nobody else before me was asked for any money.
