I've always had issues with the current management at my condo, Ive seen blatant over-spending, for example a waterproofing paint job of a rooftop being charged 245k baht, however when I got an independent quote thinking that was too high, was quoted 80k baht, along with some outright theft in my opinion, little examples that happen monthly that add up, like the sauna heater being replaced, charged 25k for the heater itself not including the installation, looked up the exact heater on lazada and its 5k new. Anyway these small examples are issues that are happening on a monthly basis. Either complete incompetency in financial management or worse.

Anyway without getting too bogged down with the details its made me get into arguements with the management. The latest of which now is out of nowhere being charged for fees apparently owed in 2017. To be clear, I always paid my fees, but the baffling thing here is that its never been mentioned that I owe 2017 fees before this year,  I have invoices for everything owed every year for the last 6 years, and not in one of the past 6 years has there been a mention of outstanding fees owed from 2017. I have asked them where this fee has come from, with no response. I have my suspicion that perhaps they are adding this fee out of nowhere to claim I owe money to stop me voting at the AGM.

I have said to them that I will not be paying the new sinking fee charged (at the last AGM a sinking fee charge was approved) until this issue of being charged out of nowhere for a 7 year old fee is resolved. My concern is here, can they turn off water or electricity to the condo? Ive heard that they can do this, but then also heard that its illegal now, does anyone know the current legal stance with this? Im in Chiang Mai. Im getting quite good rent for my condo, good tenant, my concern would be that they start acting like cowboys and turn off access to water as Ive heard happens here in Thailand. Can they do this? If so and the tennant leaves due to this, would they be liable for the rent I lose if its taken to court and found they were in the wrong?

I have also heard that management can not ask for fees over 5 years old, I use to be on the committee of another building and was told this is the case, anyone know if this is true?

Another reason why you don't ever buy a property in Thailand. Rent and just move to a new place if there are issues. Own properties overseas but never ever own anything in Thailand.

I get hit on a lot. Walking in a park, in a shop. It's a nice feeling.

Yes - during my time here....

However - we returned last month from 4 months RVing stateside.....I got hit on a few times there while shopping.....I must have had that new man in town "look"...... At 76 it was completely unexpected.....

Just because a staff member in the shop says "hi" to you, it really doesn't mean they are hitting on you.

Jomtien are known to be a rogue office.

There is nothing official in writing as to when and how soon you can apply for 30 day extensions.

Hell, a friend of mine arrived last month on a Tourist visa and applied for the 30-day extension 2 days after he arrived, and it was granted.

Are you serious, 2 days after arriving and he used the Jomtien office? DId he use an agent? There's no way he could've gone in-person and applied himself. Those girls giving queue numbers would've sent him packing very quickly.

Does that prospect give you a warm moist feeling in your underpants?

The anticipation of people being expelled?

People who are perhaps not as wealthy as you, not as good ( however you define that) as you?

The "dodgy farangs, agents and IOs" are all encouraged by the system. Whilst I very much doubt @Neeranam figures of 300,000 farangs, he has a certain talent for exaggeration, those that do are contributing to a racket which "collects" and "pays out" at all levels. The very large number of foreigners working in factories, agriculture and fishing making their regular contributions will certainly swell the "informal funding" of the system.

It sure does. And how about you, does it give you a warm moist feeling in your underpants too?

It is enforced. Even border run companies cannot circumvent that and simply won't take you on a trip if you did 2 land border entries this calendar year

It's not enforced for Lao, Cambodian or Burmese passport holders. Allowed to to a million border runs per year if they so wish to.

  6. Carrying on from this thread:

Tried to go for a 30 day extension at Jomtien only 5 days prior to stamp expiry of my tourist visa. Yet again I was given a Yellow Ticket telling me to come back one (1) business day prior.

Someone mentioned on the above thread a few of their friends got 30 day extensions through agents, with 10 days left on their visa exempt entry. They didn't even have a tourist visa. If I were to take an educated guess, going through an agent to get an extension 10 days prior to stamp expiry, the agents are paying off someone at Jomtien to do this.

Seems like if you don't want to pay an agent, they are trying to make life as hard as possible and tell you to come back one (1) day before stamp expiry.

Moral of the story, still DO NOT waste your time attempting to get extensions more then one business day prior, unless you want to pay an agent.

Sorry can not answer your question, but had a few friends get extensions this week through agents at Jomtien.

They had about 10 days left on exempt entry meet agent at immigration, quick picture taken, hand over passport, TM30 copy and fill form. About 15 minutes at immigration and passport returned next day. Total cost 4000 baht, which includes the 1900 baht extension fee.

They reported that immigration was very busy.

If I were to take an educated guess, going through an agent to get an extension 10 days prior to stamp expiry, the agents are paying off someone at Jomtien to do this.

Yet again I tried to extend my tourist visa but this time came only 5 days prior to stamp expiry. Yet again I was given a Yellow Ticket telling me to come back one (1) business day prior.

Even if you do pay to have it fixed, discuss it with the landlord first.  Otherwise you may get a double whammy when they charge you for the binned microwave when you leave.

But I wouldn't get too upset about forking over $100 or so for a new microwave if it comes to that.  Life's too short to waste it on stress.

I wouldn't be paying to fix the microwave, as I'm not really using it much, I'm not going to be staying here for more than a couple of months, and in the West it's the landlord's responsibility to fix something broken, especially any appliances not working. Seems to be different here in Thailand with some landlords, but I will ask them to fix the microwave and see what they say.

  9.
Microwave oven working but not heating, not sure what the problem is. I would presume it's the owner's responsibility to fix this? You would think that the microwave was in a working state when the tenant moved in, so it should be the landlord's responsibility, but judging on past responses I'm guessing that people here will say it's the tenant's responsibility and go and fix it yourself?

You had me guessing as to actual height...

Are these nipples of a 18yr old woman or a 75 Yr old woman,  can be a big difference...🙄

Yes, a 75yr old with gigantic bazoongas would probably have her nipples as low as her punani at her ripe old age.

    This condo?

    You know it specifically?

    Generally:

I am only 172 cm (5"7) and still it's more like belly button when visiting friend or mates 😁

It's the one full of Chinese and full of Air BNB renters, and the top of the railing is about half way between the nipples and belly button area for someone around 180cm tall. Impossible to fall over it.

A Zinger burger is not 79 baht I don't think NextG,    69 baht from memory ....  but definitely wasn't 79 baht.

69 baht if it's not in a Central or Terminal 21 shopping centre but 79 baht if the KFC is in a Central or Terminal 21. Guess the rent is higher in a shopping centre therefore customers have to pay a 10 baht surcharge.

How the hell can one get bored? I don't understand it. Being on the computer, listening to music, swimming, lifting weights, exercising outside, going for walks by the beach and spending a few hours relaxing at the beach, going for a normal massage, finding a place to eat, downloading and watching some tv series and/or movies, etc. Impossible to get bored at all.

Ok, there is one scenario someone could get bored. If you lived in middle of nowhere like Issan, that would get very boring very quickly. I could never imagine living in such a place with nothing around. Need to be living somewhere where there's some life and mental stimulation.

So, there are multiple ways for a retiree to spend his days here in Thailand I guess. I was calling Thailand my home for a good 10 yrs before I retired.  Had a kid, bought couple houses, cars all paid for. I have things to do here like a bit of yard work, taking care of the kid, the beach is nearby, nice gym. Having said that I find myself bored at times and I wonder about the guys who rent a place, no kids, no other family in Thailand, How do you fill your time, your days with constructive things. I can see where drinking can become part of a routine.

There is always a group who says "I'm never bored" Really? Seems like the gym, golf and bike riding tops the list of entertainment. AN can become addictive as well.

Renting is great so much flexibility and when I travel just close the door and go not worrying about anything.  Infinity pool, nice gym, and I pay one bill every month.

Only a fool ever buys property in Thailand. Renting is the only way to go. Own property overseas & only rent in Thailand. That's the smart way.

I agree, without the gym, the garden, DIY and shopping, life in Thailand would be stark. I don't know how single guys who rent a condo do it, unless they spend as you say, all their time in the bars, in which case life is short.

Only a pathetic loser spends all their times in bars. How the hell can anyone get bored? Having tons of free time is awesome, you can fill it up with doing lots of cool activities and live your best life.

What’s the model number of the router? There may be a specific USSD section. You use that, rather than SMS.
Log in to the router, click on Advanced and then Network. Scroll down to USSD. Click on that and then enter the USSD code.

On the back of the router it says:

    Brand: RUIO

    Model: S10

There is no Advanced tab after logging into the router. There's only Home, Quick Settings, Device Settings, SMS, Phonebook, Firewall & System Settings. In all those tabs there's no USSD or Network option.

Having lived in several Pattaya apartments in my 23 year stay, I must admit the Balcony railings  are way too low,.... I'm 6  feet tall  and every railing where I've lived has been  below waist high, easy enough after a few  beers,   or not,  to be top  heavy, and  fall over..... a low railing means less stainless steal,  and  reduced costs when building these condo blocks, is my guess,    its not about safety..that's for sure

You must be living in some very cheap places, because the condo building I live in, the balcony comes to about 5 centremetres below my nipples, and I'm just under 6 feet tall. No way of actually falling over the railings.
