Look in your rental contract about 'canceling the agreement', it should normally be done 1-3 months in advance. If you do that, you should get your deposit back. You should not pay for 'normal wear and tear'.

I think that because I already got the 30 day extension at immigration that I need to leave Thailand for either a visa or an arrival stamp.

 

If I can got to immigration and get another 30 days then that is great. However I do not think that it is possible.
