area that attracts low life.....hang dong is the winner.
might even be financed by an American president, looks like his kind of place....to the original poster I suggest you look at the Mae rim area which has some truly serene places free of the vibration of truck tires.
you might not get the same caravan trailer trash type rents that attract the hang dongians but that’s not what you are looking for.
Yes, Hang Dong, Namphrae, Nongkwai, Mae Hia...complete "ratholes"....really cheap....but strangely full of expensive new developments, mostly on private land, many with private pools, costing millions of baht....and some of the best places to eat in Chiang Mai, and a choice of several brand new fitness centres if thats your thing.....so yes, feel free to stay away, thank you, we dont want you around our lovely area with your terrible attitude!

Your post is exactly what I would have provided. Promenada is very close also to Saraphi. Saturday nights walking street is pretty cool too.
Congratulations. You must be almost the only customer in Promenada......and Saturday Walking Street "Cool" !? Only if youre a total newbie or a Chinese tourist!

Quite right. Please stay away. Its pretty civilised right now, so the last thing we want is over opinionated fools like you. Please stay at the very boring Sansai, or Doi Saket, or wherever, please dont come here.

I used to stay with friends who had a lovely villa on a smart estate in Hang Dong BUT it was directly under the flight path into CNX and it was very noisy as the planes were descending.
Just to clarify on a matter of fact, incoming planes DO NOT fly over Hang Dong. They fly in from the East, missing Hang Dong by quite a few kilometres. The approach from the East does fly over the Moo Bahn known as Baan Wan Tan, which is probably where you re thinking about, and indeed, I wouldnt want to live in that particular Moo Bahn either, but in fact, that Moo Bahn is actually much closer to Chiang Mai City than it is to Hang Dong.

Sorry I seem to have touched a raw nerve with you. No need to be so sensitive.
But, I think you might like a drive to Doi Saket... because you know it's a MOUNTAIN so not really flat lol.
Sansai also has beautiful mountain views and rice fields.
You really are saying Hang Dong is not more congested than Doi Saket? Maybe you might like a nice trip out here and sample some restaurants so you can actually see for yourself how congested it is.
I guess you are the type to like to live in a gated moo baan with a small plot of overpriced land, and go out to Rimping and Airport Plazza to see a Movie and that keeps you entertained, but the OP says he is looking for countryside and large 3 rai land plot. That will be more difficult to find in Hang Dong, and also more expensive.
Well what a narrow judgemental person you are! I think you ve just dismissed out of hand the vast majority of foreigners living here! Pray tell, is there something wrong with living in a Moo Bahn, shopping at Rimping and going to watch movies?! Suppose youre one of those people who ll be telling me next that if I live in Thailand I should only eat Thai food, and that for a hobby I should be a part time rice farmer!

Its still rural, but has lots of things, like markets, 7 / 11s shops and restaurants (even lots of farang owned restaurants), and is only 15 mins from Central Festival. Most places have nice views of rice fields and the mountains too.
You can still get a country lifestyle, but will the city things too, and you can get land the size you want.
We had 2 Rai at last house... be warned it gets to be a real chore taking care of it... and the cost of maintenance was a drag... like cutting the grass, deposing of garden waste, pruning trees, fences, walls, watering an irrigation in the dry season, pest removal, storm damage etc etc.
Now we still live in the same area but have only half rai of land which is perfect for us (and still room for a few chickens).
I really don't like Hang Dong.. it has got to be my least desirable place to live here in Chiang Mai. Its so flat, boring, traffic congestion, and far too many farangs for me.
Really glad you dont like Hang Dong/ Mae Hia, because I live there and its a perfect place to live, its certainly not boring, it has no more traffic congestion than anywhere else, and as for it being "flat"....jeez, you dont get flatter than Doi Saket and Sansai! Anyway, as you say, "too many" foreigners already so good youre not coming!

And you told me to learn English in your previous reply?
Read again what I wrote, S L O W L Y
So you gonna deny that in communal areas, where there is True Fibre or Docsis internet, true visions connects over the internet?
And yes those satellite dishes cut out during heavy rains, as all KU band dishes of the True visions size do, but seemingly you can even predict that you get only 30 minutes of rain storms every year.
Now stop shooting yourself in the foot with more ignorant comments on this topic, as many others have pointed out already, as I can imagine those feet must hurt immensely already.
Look at the post above your last one, as Vogie was right on the ball.
Sighs with irritation! Let me spell it out for you in numbers:
1. I have Truevision linked to satellite not internet. It works perfectly 365 days a year almost never ever cuts out, sometimes, when the rain is at its worst it ll go off for maybe a (very) few minutes...but very rare.
2. I have half a dozen or more friends who use different types of android boxes. We meet nearly every morning for coffee. We compare notes.
3. At weekends, more often than not, my friends with boxes will come to mine to watch "the big game" BECAUSE THEY CANT RELY ON THE SIGNAL INTO THEIR BOXES AS IT OFTEN CUTS OUT STUTTERS OR FREEZES. Their words, not mine!
4. Thats it explained, in a nutshell. Now I have a life to get on with. Bye all!

So that is your second post that shows a wealth of no idea.
Would you believe that I have Android boxes, with a subscription that cost a fraction of a True visions subscription, with thousands of channels including all Sky, and that streams them in HD and FHD without buffering?
And yes it works over the internet.
By the way, last time I checked true visions also used the internet, unless you don't have a decent internet connection and use one of those satellite disks that cut out when it rains.
Truevisions does NOT play via the internet. It plays via a satellite dish which cuts out for at most in total over the whole year no more than 30 minutes total viewing time. Wrong again !! Trying to make a sows ear out of a silk purse ( but you probably dont understand that analogy)

Voted ignorant post of the century.
If you don't even know the difference between an Android operating system and a streaming app like Kodi, you better don't say anything.
Vote by who? You? Alone? Before you start trading insults, I suggest you learn the English language. What I said, and I ll explain this slowly and simply for you, is that Android/ Streaming boxes that rely on the strength of your internet signal for the quality and consistency of your images inevitably dont work as well as Truevision which does not operate via your internet signal. OK? Got it now? Thank you.

When they would have told before that there were no bags on wednesday it was no surprice and I would take my own bag.
They did. There have been adverts around the checkout area for about two weeks, and they have been putting leaflets in the (plastic!) grocery bags. Not their fault if you shop with your eyes shut, is it?

My advice, DONT buy an Android box. Theyre junk. Dont work consistently, although some who have them pretend they do work fine, but thats just face saving, having told the world how wonderful they are ( but theyre not). If you want to watch a major sporting event without freeze frame, stutter, etc, then the only current option, albeit expensive ( and yet still a lot cheaper than Sky in the UK) remains True.
CUE: All the slagging off True gonna start now....but despite its price its still a thousand times better than these android junk boxes!

People on here so DUMB. Dont you understand, its not "Macho" to "demand" a plastic bag. Its about taking a degree of responsibility for the state of the world we live in!

I said no, give me a plastic bag. They did.
Its people like you that stops the world moving forward. DONT YOU UNDERSTAND ANYTHING? Plastic bags have been successfully banned in quite a number of Countries...not the most affluent ones either....Kenya, Rwanda, South Africa...and guess what? IT WORKS! I was in Kenya a couple of months ago, and the streets are cleaner, no plastic riff raff bags at all, people carry their own non plastic bags around, refreshing to see it!
Its 7/ 11 need to address the issue....anything you buy there....plastic bag, if its heavy another plastic bag, plastic spoons, plastic straws....given even if you dont ask for them....well done Rimping, make it SEVEN days a week!

Thank God I am not a Yorkshireman, they are missing out on something if they don't put curry on their chips, but I bet many do.
,then why do you have to come up with Newcastle United, looks like you have to do that, because you have no other argument,I don't think,
a real man would criticize another's football club on an open forum that is about fish and chips,i just shows bad taste .
It's a good job all Yorkshiremen are not like you,and I have know some good ones.

Worgeordie...."Dont I know anything"? Well, yes, I know EVERYTHING about Fish n Chips. I come from the West Riding of Yorkshire where by far the best Fish n Chips on the entire planet come from, and there isnt a single self respecting proper Yorkshireman who would put Curry Sauce on chips! Salt n Vinegar ONLY !!!
Come on, Worgeordie, stick to what you know best....the cultural contribution to the world of food from your native area being Pease Puddding and Newcy Brown.....blimey, no wonder you think its OK to put Curry on Fish n Chips!!
Next you ll be telling us Newcastle United ( havent won a single thing for best part of 60 years) are a top football club!

On the recommendations of a couple of members,I decided
to try Kelly's,yesterday, been a couple of years since I last ate
there, and with new owners,I was a bit apprehensive.
On entering the establishment, four tables occupied,a good sign,
the owners are very friendly and welcoming,I chose Cod and chips
,2 bread,butter,curry sauce,and a pot of English tea.
The order arrived, the fish lightly battered, not greasy, proper big chips,
nice whole wheat bread, and a good pot of Heladiv , Sri Lanka tea,
not your Liptons gnat's piss tea.
The fish was firm and white, some kind of Cod,very tasty, big portion
of chips, I will give the meal a 9/10,I will be a regular patron again as
it was well worth the 350 THb,for cheap charlies they also offer Pagassius/
Dory. another important note the whole place was spotless, thats worth another
point so 10/10, for fish and chips in Chiang Mai.
regards Worgeordie P.S. I will not order bread next time,as TOO full, could not anything rest of the day.
Why on earth would a person looking for flavoursome cod ( the whole point of this entire thread) then put curry sauce on it?! If youre gonna do that, you might as well eat any old crappy fish because you wont taste it anyway!

Apple Service Centre in Airport Plaza. Be very careful to have a non authorised person open up an Apple product. Can cause untold damage. All Apple products are registered individually by Apple. Not saying thats right, but thats the way it is.

Just looked at the photos on Citylife website. About 100 people sitting in lines with dead serious looks on their faces being shown how to put hearts and shapes in the foam on a Cappucino! Oops....just noticed I ve got some wet paint needs watching until it dries!
